Terrible experience with Langford Russell Orpington last year (2024) when trying to buy a property, for multiple reasons. 1. Never had our best interest at heart which we would continue to find out after every interaction 2. Would lie in order to get their way 3. Hid many issues that the property had from us, when they were aware 4. Pressured us into rushing the completion of the property which would have massively inconvenienced us, never taking into account our situation 5. Many times when in contact with the agent they came across as rude/threatening and tried to take advantage of our situation To conclude left a very sour taste when the move finally happened and turned what should have been a lovely experience into a painful one.

Unprofessional and Mismanaged Property Handover Experience
I had a highly disappointing experience with Langford Russell Swanley Kent during my property handover. After collecting my keys and visiting the property, I was shocked to find that it was still occupied by the seller’s family. The house was left in a messy and unacceptable condition, with waste items scattered both inside and outside. How can it be possible for the sellers to still be at the property after the keys were officially handed over? This raises serious concerns about the agency’s management and security protocols. This mismanagement caused me significant stress, disrupted my moving plans, and resulted in financial losses, including a wasted workday, cancelled bookings, and builder charges. The lack of professionalism and coordination throughout the process was extremely frustrating and far below expectations. I cannot recommend their services.

For Langford Russell Estate Agents in Sidcup My experience with Langford Russell Sidcup was extremely disappointing, especially with Tayler Watson and Nathan Robinson. Communication was unprofessional, with personal information shared without my consent, and the entire process lacked transparency. Over the phone, Tayler even admitted she made the deal unsuccessful and showed a dismissive “do whatever you want” attitude, displaying no regard for the impact on us as clients. This team's conduct was both unprofessional and disheartening. I wouldn’t recommend them to anyone seeking reliable and respectful service.

Unenthusiastic and incompetent
Having had an offer accepted on an onward purchase through Langford Russell we naively thought that they would be the best agents to deal with the sale of our house. They convincingly made the argument that by having both clients on the same chain they would be best suited to negotiating sale price, fees and speeding things through to completion. It's not unreasonable to believe that would be the case, but regrettably it wasn't. After 16 weeks on the market and over 20 viewings the only offer we had was well below market value, baring in mind when we first put the house on the market we went with a conservative price estimate and didn't go with the highest. After 2 months on the market we were advised to bring the asking price down to encourage more interest in the property but that had the opposite effect, we had less viewings after the price drop. When we had our first serious offer it was below the revised asking price by a fair bit. It's not that overall there wasn't enough interest in the house because we were doing viewings regularly every other week but there was an issue with their enthusiasm in selling the house and in transparent dialogue with the customers. Rather than gauging the actual needs of the customer, what they are specifically looking for and opt for getting the most amount of feet through the door, quantity over quality. Unfortunately this just means more viewings and less serious buyers. A waste of everyones time. They were nice people to deal with, friendly, courteous and so it is a shame it didn't work out. Maybe if you don't mind opening your house up every weekend to anyone and everyone for over 4 months then you'll be fine, but I'd prefer a bit more purpose and strategy from an estate agents.

Incompetent & error-prone
Repeatedly sent emails to the wrong email address despite more than once asking them to update contact details. Rebooked viewing times the day before we were due to visit, then didn’t inform the seller of the time change and didn’t show up at the new time. The only time they were timely was when they wanted to get contracts exchanged before the end of the month and then frankly harassed us and our agents. When we were ready, they then failed to get their side signed and we had to wait another day. The only redeeming feature is that we managed to complete by the date set out

I have just rented my flat through Langford Russell at Bromley South and they have been excellent. I cannot praise Jack Frendo enough he was superb. My flat went online on the Friday and he had 8 viewings for the Saturday and 3 offers by Tuesday morning plus he is so fast at replying to emails and nothing was too much trouble, it was all completed very quickly.
