Our house purchase and sale proved to be part of a very tricky chain with no end of challenges. Ramsdens proved to be head and shoulders above other solicitors working in the chain, exceptionally efficient, flexible and organised , with full knowledge of the facts and professional throughout. This firm have delayed to completion of a very small estate distribution to the very maximum of their capacity unnecessarily. 21 months! so if you want something doing quickly, efficiently and with good communication DON'T USE THIS FIRM! Interestingly I have had a response to this review but not my email sent the day before about my case!

A month after submitting answers to questions from Jolene Briggs at Ramsdens conveyancing department, I asked the sell side solicitor and the estate agent why I had heard nothing as it was over 3 months since the start of conveyancing. The estate agent contacted the buyer who related that "her solicitors [i.e. Jolene Briggs at Ramsdens] had taken over 3 weeks to respond to her, she has now signed the contract". Ms Briggs AGAIN sent a bunch of questions for me to answer, some of which simply repeated questions she had already asked and I had answered previously. I am disappointed that Ramsdens repeatedly send out questions instead of simply READING the answers the first time around. (I don't know if they are charging their client £25 for each letter they sent out and if this is a cynical way of adding to their fee.) Personally the delay has constrained my own ability to move into a new place of my own of course. They have signed documents in hand and yet seem to be doing their level best to delay completion when their client is paying hotel costs and eager to move into a home of her own. If I were the buyer I would think about complaining to whatever conveyancing standards organisations exist to supervise proper behaviour of conveyancing solicitors, or even claiming back some of the hotel costs - I expect 3 weeks hotel costs would claw back quite a chunk of the conveyance fee, and it might encourage Ms Briggs to improve her service. UPDATE 13/6/24 Having seen the reply from Ramsdens pointing out that I am not a direct client, I would note that I have nevertheless been directly affected by the behaviour of their personnel. It makes a massive difference to me when the conveyancing is delayed, whether by my own solicitor or by the other side. Having seen the reviews of Ramsdens, it is clear that mostly they get high marks, but there are a small number of bad apples that have led to extremely poor reviews. I would point out to Ramsdens that it takes a long time to build up a good reputation, but that can be lost in a twinkling. The advice comes from either Warren Buffet or Charlie Munger, I recall not which.

We recently used Ramsdens (Elland office) to complete our sale and purchase conveyancing. Our transactions were handled by Jolene Briggs and her team from instruction to completion. Communication was consistent throughout and increased at times where required. Following the date for completion being decided there was some challenges with our buyers solicitors however Jolene was on hand to support and ensured we completed on time. Really great, local firm.

Brilliant! We used them for our conveyancing & cannot recommend them enough. Amber works in the commercial team for Kirstie & both are highly competent professionals that make the competition look like a bunch of clowns. We were in a very short chain & the transaction should have been quite simple. Unfortunately, the other side were slow & unresponsive. If it wasn't for Amber's tenacity, we may not have completed on time. Her communications were exceptional, often responding to emails in the evening & at weekends. She is genuinely interested in her subject & when an unusual situation arose involving a Tree Preservation Order on a tree that had been cut down, Amber researched the whole topic & gave clear advice about the legality & risks we were taking. I would not contemplate using anyone else.

Every contact we had with Chantelle and Kerry was professional, courteous and respectful. They were both extremely efficient and very patient. We never felt we were being a nuisance, and consequently their kind guidance throughout our property sale, reduced the inevitable stress dramatically.
