Joe, to his credit, was very understanding and saw our needs from OUR perspective not that of a lender, and we were blown away with the both the speed of their process - little more than 24hrs from start to payment (the banks actually took another 48hrs = longer than them) and we were also also offered more than what we originally sought, which also proved useful.
