House purchase made so easy.

We recently completed the purchase of a house near Huddersfield. The help, support, advice and guidance we received from Danielle was superb. Shockingly Bad Service

We had the misfortune of having Stacy Carr as the case handler for the buyers of our house, until her dithering and delay led to them pulling out just before Christmas and putting the whole chain at significant risk of collapsing. The saga began in July/August and all seemed to be going ok at first. However, one of the enquiries raised, which was seemingly fairly benign, regarding the service charge on our new build Persimmon Homes estate, of which the eventual 900+ homes will, and ~500 already do, pay towards the upkeep of the estate, as is pretty standard across the country, eventually derailed the whole thing. For some reason though, it was Stacy's interpretation that it was a 'rent charge', rather than a 'service charge'. Despite explanations from our solicitor (who was amazing) and multiple emails from Persimmon Homes themselves (who would've been the rent charge holder if there was one) confirming that it's a service charge and not a rent charge, Stacy dug her heels in. She informed the lender of her opinion on the charge and as per their policy they insisted on a Deed of Variation between us and Persimmon Homes. Persimmon themselves were baffled by this and explained how they couldn't enter into a legal process without agreeing with the subject of said process. Our estate agent even sought advice from other solicitors independent to the case and that only reinforced our belief that this was a ludicrous situation. The constant back and forth on this, which was ridiculously slow, and Stacy's refusal to budge, despite all the facts and explanations provided, caused the buyers to pull out. We were discussing potential completion dates so we could all be moved before Christmas as was everyone's aim. Unfortunately though, as we were apparently waiting for a call back from their lender, which we were hoping would be a "we're happy to proceed" call, we got a call from our agent to say that the buyers had pulled out. This whole saga could've been so easily prevented and we'd have all been happily moved before Christmas. We'd even started packing everything up because we believed we were so close to completion. Instead, our Christmas was ruined, huge distress ensued, plans had to be changed - it was horrendous. Fortunately for us, our estate agents were incredible and they managed to find us a new buyer within a couple of weeks and we completed just 2 months later, moving in a couple of weeks ago. This only highlighted how bad the process with Stacy was. Whether she was right in her 'opinion' or not, the way it was handled was a disgrace. Communication was terrible and it didn't seem like she even wanted it to happen from the stubbornness detected in her correspondence. The fact it didn't come up with the new buyers, nor anyone else on our whole estate for that matter, suggests it was all a fuss about nothing. Of the 500+ houses on the estate, countless sales, remortgages etc. nobody had had the same issue as us, despite using the same mortgage lender as our buyers were using. As far as we could see, this was all down to the opinion of one associate at Ramsdens and one way or another some training is required. Whether it's on the whole service charge/rent charge stuff, or just on how to communicate with people, it's certainly needed because her correspondence with our agent and solicitor was far from good enough. Now, looking at other reviews of Ramsdens it does look like we were just unlucky with this one, but I cannot bring myself to leave anything other than one star for the sheer amount of stress that this caused our family.

Very good service

Very good service, always available by email/would often call me too to keep me in the loop. Have previously had poor communication from solicitors but definitely not these, would highly recommend!
