I am in Canada and am one of the executors of my late brother's estate responsible for selling his property in Crawley, UK. We were directed to Swiitch on 31 Jan 2024 by Connells Copthorne, the estate agent for the sale. The working relationship began on 17 Feb after the formal acceptance of the buyer's offer and Completion date was achieved on 24 July 2024. Three months of this delay was because comprehensive supporting documents we had delivered through Swiitch on 20 Feb had only been delivered to the buyer on 25 May. We have not seen any indication that this delay was due to Swiitch. Although, we must say that after 25 May, we used the estate agent as a duplicate channel to ensure communications intended for the buyer were quickly delivered. Initially we dealt with Tracy Smith until the offer was in place since when we have mostly dealt with James Gambien and, in his absence, with Tom Love. Our direct communications with Swiitch were invariably responded to quickly, although we have seen a week's delay on occasion in transmittal. Certainly, we were able to reach James immediately on the phone on most occasions - important for this long-distance relationship. The distance as well as that three executors were involved, did present challenges - to we the executors as well as to Swiitch. We were very happy that they prepared all the documents requiring "wet" signatures in advance so the actual exchange of contracts and completion was achieved without any delay. They also expeditiously determined and effected solutions to issues such as a typo in the original 1982 Land Registry document and that the full names of executors were not included in the probate documents. All in all, a very satisfactory working relationship with no impediments I can recall on their end.

As an executor, i was selling my grandad’s flat and used the Swiitch team as recommended from the estate agents. The sale was turbulent, falling through twice just before getting to signing contracts, but finally 3rd time lucky. Assistant Paralegal Gemma Clarke supported me throughout the final sale and the process was so smooth and simple, to what was a difficult and emotional time. Communication was great, I never felt rushed or overwhelmed, and it was nice dealing with some so friendly and personable. I would definitely use Swiitch again in the future, and would recommend to anyone looking for conveyancing.
