Branch: Lisbon, Portugal Clikalia has a different business model to the traditional estate agent. Traditional agents act on behalf of the seller, taking a commission from the sale of the property. In contrast, Clikalia buys and renovates properties and then sells them on. Theoretically by cutting out the middleman, the properties are cheaper and the sales process can be faster. Our experience was that the apartment we bought did offer a good deal in terms of location, price per square meter, quality of the apartment and the facilities offered. The process was also fast from initial offer to final deed. Our main issue with Clikalia is that they were very pushy and insisted on very fast timelines, whilst at the same time being very slow to react, or indeed not react at all to some of our emails and questions. This made the process extremely stressful as we felt we were being constantly hounded to sign the CPCV but without having done the full due diligence needed to sign with confidence. We were very happy to have our own lawyer involved in the process who pushed back when necessary and insisted on obtaining all the documents needed in order to sign the CPCV and the final deed. At every step of the process, we felt we were reacting much faster than Clikalia. For example we needed a mortgage in place before we would sign the CPCV. Clikalia offered to help saying they had excellent contacts in the industry. However by the time they actually got some initial offers together, we had already arranged a mortgage with one of the banks. We bought an apartment which had only undergone some minor renovations and basic refreshment/painting. Typically Clikalia sells apartments which have had more major renovation. As you will see in other reviews, sometimes the quality of the work that Clikalia does is not good. This was also our experience. They removed the bathtub and replaced it with a shower, which we thought was a good idea. However on closer inspection, when they removed the bathtub, they had made no attempt to replace the floor or wall tiles where the bathtub had been. Instead they simply put in an obviously second hand shower unit without doing the tiling or sealing up the edges of the shower against the wall. The job is so bad, that we are going to replace the shower. So it’s important if buying from Clikalia to do a very thorough inspection of the work done and maybe get a survey report before putting in an offer. Having said all of this, the sale went through without a hitch. The Clikalia staff were friendly and reasonably professional, although it seemed that communication between the departments was lacking. On a number of questions, we were told “oh that’s not my responsibility you need to speak to X”. For example we never got an answer on the simple question of who were the current suppliers of electricity, gas and water, despite the fact that the CPCV insisted we make the switch to our account in only two days. When we actually got possession of the flat we found that the gas wasn’t even connected and there was no meter installed. It is small things like this that make the difference between good and great service. We probably would work with Clikalia again but we would go in with lower expectations than we initially had of how it would be to work with this different kind of property business model.
