S613/20465/017340 Medway Law worked speedily and efficiently so that completion of the sale of our property went through more quickly than we expected. We would have appreciated more regular communication in the early days when we had little idea whether or not anything was happening.

We used Medway Law to carry out the conveyancing for my mother’s house sale as the firm is partnered with ‘I am Sold’ auctioneers who sold the house. Team X, who were assigned to our sale, were slow to respond to enquiries and the sales progressor from ‘I am Sold’ had to follow up a few times, though this didn’t improve communication. I had asked several times for the link to my mother’s ID check to be sent and was told that it had been sent when it clearly hadn’t. Team X also entered the wrong details onto the contract, omitting the second trustee, which we found out later, after it had been witnessed and signed. They didn’t acknowledge receipt of an original document and I had no luck in getting them to return it. Then, a month into the process, the conveyancer for Team X said that there was a compliance issue and they couldn’t continue with mum’s house sale. They told us to find another solicitor local to us. This came late, given that we had already signed the contract, and totally out of the blue, causing great distress and worry to my 91-year-old mother. It is incredibly difficult to find a solicitor in Belfast where we live who has dual qualifications, i.e. who can practise in England (where mum’s house is) as well as Northern Ireland, since the law is different in each country. Neither the Law Society of NI nor the Law Society of England has a record of solicitors with dual qualifications so we were faced with ringing round every solicitor in Belfast until we found one. The conveyancer didn’t acknowledge my mother’s distress, didn’t recognise the complexity of the situation and wouldn’t agree to discuss it further. So I had to start ringing round. Two weeks later, the sales progressor at ‘I am Sold’ changed and I explained the situation. She was eager to help and said she would speak to the conveyancer who had taken over Team X’s cases when the conveyancer had gone on leave. Fortunately, Reeps Patel was much more understanding and agreed straightaway to discuss our situation. Within a few days he had resolved the compliance issue, sent the link for the ID check, returned the original document, rectified the mistake on the contract and tidied up all loose ends in order for the sale to progress according to schedule. Without his quick and effective intervention, I am sure that we would have lost the buyer. What is more, he’s a solicitor who actually wants to talk to the client. He arranged times to call and he always responded promptly to emails. That’s very rare these days so his attitude was even more impressive. There was excellent communication too between him, his assistant and the sales progressor so that everyone knew the exact situation at any given point. Reeps turned around a dire situation and ensured there was a successful outcome. It just shows what understanding, effort and professionalism can achieve and I wish there were more solicitors like him. We would give him and his team 5 stars, without hesitation, but we can’t overlook our very poor experience with the first conveyancer at Medway Law (1 star), so it’s 3 stars overall. Whilst selling the property of a close relative who had died (in another part of the country) we had a very difficult situation to deal with. It was practically and emotionally very challenging. Medway were fantastic in their professionalism and humanity throughout. They dealt with everything quickly and efficiently despite our buyer's issues with funding and poor communication from their mortgage lender. Jamie and Lauren were an absolute pleasure to deal with throughout.

I can’t fault the conveyancing process with Medway Law. Compared to another property sale with a different solicitor Medway Law have been so proactive and on the ball it’s unbelievable. And you’re actually able to get a response from them via email or speak to people on the phone.
