I recently booked a holiday home through Sleeps12 for a family get-together. While the sales team was somewhat inconsistent in terms of assistance, their website was easy to navigate, and I found a suitable property myself. I've stayed at several of their properties and found them to be generally fantastic. My stay at Willow Hayes was excellent, with only minor wear and tear in some rooms, but nothing that affected our enjoyment. The spa facilities were wonderful, and the owner was very helpful. The deposit was promptly refunded. Overall, I'm pleased with Sleeps12 and would gladly book with them again.

On the plus side, the house was perfect for our big birthday bash. Everything you need under one roof. Shame that for a party house they didn’t have any table mats - temporary ones wouldn’t have cost much (and we were having a dinner party) and no port, whisky, brandy and red wine drinking glasses. The white wine glasses weren’t of quality either. Due to the standard and cost of staying at the house, these should have been a given. Overall though, we had a fabulous time and I would definitely recommend Fuzzy Orchard.

Straightforward booking arrangements and great communication

We recently rented Marshay Barton for a family 70th Birthday party of 18 people. Firstly Sarah and her team were amazing. Fresh flowers, scrupulously clean and a lovely welcome pack including a gorgeous chocolate cake. Facilities were fantastic, something for everyone including footpaths straight out of the house for dog walks and a short hop to the coast for seaside walks. Fabulous relaxing week, thank you Sarah.

We booked Pippins Sands at Stone Hayes Farm for a family holiday August 19th 2024 for 7 nights. for 12 adults, 2 children and one baby. We booked through Sleeps12.com in August 2023 We were told we would have our own private hot-tub and trampoline but the swings and brick BBQ would be shared with neighbouring guests. However, on arrival we noticed that the swings and brick BBQ appeared to be fenced off, so the day after we arrived we spoke to the owner about it who said that the swings and brick BBQ were no longer shared with us, so we had no swings or brick BBQ. The swings were one the added attractions for us as we had children and a toddler with us. When I spoke to the owner all she said was sorry but no mention of reimbursement for lack of these facilities which we had paid for in our booking. We had very disappointed children. Surely this is false representation of the property. The hot-tub was unsafe and unusable for the last 3 days of our holiday. The water was smelling like a pond which was made worse by the turning on the the jets. I had a conversation with the owner about it on the telephone but nothing was done to rectify the problem. The the owner, said that the company responsible for the hot tub clean it out and make it ready for each changeover of guests. Hot tubs should be dip-tested daily and any necessary chemicals added to keep the water clean and maintain it safe to use. However this was done just once before our arrival as the owner stated it is done at each changeover not every day. Not very hygienic. No offer of reimbursement We had three power cuts during our stay which was quite frightening as they always occurred late at night when we didn't feel it was fair to call the owner. We had to use mobile phone torches to find the fuse box. This is very dangerous in a big cottage such as this as there were mums with babies that needed to get up in the night and couldn't find their way around in the dark. We rectified the problem ourselves as the switch had tripped out in the fuse box. Other issues included:- No lock on the toilet door in Bedroom 4 Double bed in bedroom 5 was uncomfortable due to dip in the mattress. Window by the single beds in bedroom 5 was fixed shut and unable to be opened. This made it uncomfortably hot for the children to sleep as bedroom 5 is directly above the Aga in the kitchen on ground floor, which is always on. Shower in bedroom 5 badly lit.. Fridge freezer in pantry was too small and not substantial for a party of 16 Bin in pantry was too tiny and not substantial for a party of 16, had to use black bin liners for our refuse instead as bin filled up too quickly. Bedroom door in the annexe wouldn't close and had to be wedged shut. Stable door in annexe was faulty and top could not be opened on its own. Football area had a very steep hidden dip into the bushes which we found out when ball went missing and tried to retrieve. Dogs could have gone missing through here and children could have fallen., not fenced off. Owner was around on the premises a lot of the time during our stay, making us feel uncomfortable like we were being watched Customer service from the owner of Pippins Sands is appalling as after complaining about the stinking hot tub and the lack of promised swings our phone calls were not returned and texts were short and blunt. We kept getting passed back to “Sleeps 12” as owner kept saying they were responsible. “Sleeps 12” said owner was responsible. We were after a small reimbursement for the lack of swings and unclean Hot tub but they were not prepared to offer us anything. To add insult to injury they held back some of our deposit due to some dog scratches. They are prepared to take your money for damages but not prepared to reimburse people for missing and unusable facilities. Wont be booking there again.

We have had few stays with you guys now, absolutely love all the properties, everything you need is there our last visit we had our granddaughter 6months , when the cleaner came there was no rushing us out the door which was lovely as no stress for my daughter feeding baby, goes a long way,
