Excellent company with houses to match
We have booked large houses through Sleeps12 several times now, for multi-generation summer holidays, and they have always been wonderful. The houses have been of very high quality and there is always someone easily accessible should there be any queries or hiccups. From start to finish the booking process is straightforward and clear, and the communications are friendly, timely, helpful and accurate. We always pick a house with an indoor pool and have found that Sleeps12 is one of the best websites for finding suitable houses. We have stayed all over the country and have another week booked for August 2025 and are really looking forward to our holiday, with ages ranging from 3 to 67.

We booked Willow Hayes through sleeps…
We booked Willow Hayes through sleeps 12 and were extremely happy with our stay. Some of the rooms had slight wear and tear present but nothing that hindered our stay and just some general maintenance needed. The spa facilities were amazing and we were able to relax the whole weekend. The owner was extremely helpful, meeting us on site to show us how to use the facilities and leaving his mobile number in case of any issues. Our deposit was refunded within the week. I would absolutely use sleeps 12 and Willowhayes (walnut arbour) again.

A disappointing experience
I facilitated a wonderful retreat experience for 16 people using this service to stay at Sandfield House. I have used Sleeps12 before without complaint. I am unlikely to book with them again. Their customer service was not good. I have to say the accommodation was not great. While the setting and surroundings were lovely, the facilities were substandard for the price we paid. We were not informed about the myriad of faults and had to adapt in order to make the most of the time. A number of doors were locked, including link doors to move around the property with ease. The beds were comfy but the furnishings are dated and in need of a refurb. The sofas were old and dipped low when seated - they needed upholstering or replacing. The place was cold and we had to ask for the heating to be turned on to be told that it’s warm enough for my guests despite the complaints. They eventually turned on the heating after they stated it was not required - unnecessary, as we are adults and felt like we were being treated like children. There was a mould stench coming from the sauna area which made the area unpleasant to use. The taps when turned on made a very loud noise from the pipes which woke people up when used at night. There was not enough hot water for the guests to bathe, meaning that we had to wait hours for the water pump to heat up again, most inconvenient. To add insult to injury, there were so many notices of what not to do displayed around the house, it felt like we were in strait jackets and not able to freely enjoy the surroundings. One of the cookers did not work at all. I was then harassed by text by the property manager, Polly, during my stay as to what time we would be departing despite the check out time being 10am, which disrupted the experience. At the end of the stay despite leaving the house in a clean and tidy fashion with no breakages, my £500 deposit was withheld due to 2 out of 16 bathrobes being dirty. I then had to argue with customer service staff who did not reply promptly to my emails in order to get my deposit less the cost of replacing the robes. I had planned to raise these issues as a complaint but in all honesty I am just relieved to not have to deal with this agency again. A bitter sweet experience to end what should have been an amazing experience. I do not recommend using this agency for booking retreats as they likely to withhold deposits - despite their T&Cs stating to leave the property in reasonably good condition, which we did! Avoid Sandfield House if you’re looking for a luxury experience with additional cost.

Stayed at Sandfield House Somerset for a week 19th - 26th July 2024 with my family of 10 ages ranging from 17-83. The house is in need of a lot of attention from deep cleaning and general maintenance. Very disappointed with most of the equipment supplied. Hot tub not working !! The house has a shared drive which we were not aware of and no gate on the property. Having a dog sometimes made it difficult. The photos on the web site do not give a fair picture of the quality of this property. I would not have booked it if I had known how run down the property is. So disappointed !!!!!

I have nothing but praise for this company, we had booked a large house for a birthday celebration, but due to some difficult circumstances we had to cancel. It was so refreshing just to pick up the phone and speak to someone in person. Everyone I spoke to were incredibly helpful and professional,particularly Simone and Kelly. They helped me every step of the way and resolved our issues, going above and beyond when needed. I would highly recommend the whole team at Sleeps 12

Nice house, greedy owner I advise against using the complimentary robes as the owner will bill you for having to wash them, she also will largely exaggerate and lie about the amount of time spent on doing so, caught her out contradicting herself in a private message to me but advising sleeps 12 of a completely different timeline of her exasperating washing feat! She also claimed she would need the services of a gardener for a very small hole allegedly made by one of the dogs she charged us £100 to bring! We stripped all beds, bundled all towels for ease, cleaned all surfaces including inside of the fridge... not good enough for Kay I very strongly advise you against staying but if you must I urge you to read the rule book from front to back and once you've done that I advise that you read it again We misunderstood the recycling arrangements as its very hard keeping tabs on 18 individuals! And we held our hands up to that and apologised profusely for leaving in the wrong location but that was not good enough for Kay in her country house charging 1K+ per night she wanted more money! This is where sleeps 12 comes into it or not in this case, worse than usless. The owner has full say over what happens with your deposit and they can pluck random figures out of thin air for make believe gardeners etc and sleeps 12 will do ABSOLUTELY NOTHING ABOUT IT they claim to 'not get involved' Let me explain their complaints procedure to you, they had a team member called 'Simone' to deal with my case who I believe to be fictional and if she isn't she needs sacking because she's never at her desk and never returned one single phone call, and that's pretty much as much help as you will get from them. Don't put yourself through it, go elsewhere and enjoy your holiday with your friends and family not somewhere where your expected to tread on eggshells and pay an arm and a leg for the absolute shear privilege of staying in Kays country house.

Big Mistake!
We rented Withymans for my husbands 70th Birthday last August. Totally ruined the occasion. Big Mistake! Garden was not secure for the dogs, Games room smelt of mould it was so bad we only went in it for ten minutes and couldn’t use it due to the smell. We had to hang fly papers in kitchen due to all the flies. But my main gripe is that we were blamed for a chip in hob and couldn’t prove otherwise so originally they were keeping all my deposit but eventually returned some of it. Lesson learnt always get someone to go round on arrival and departure with you when you rent something. Would never rent from again or recommend Sleeps12 Since writing this review I have noticed another review stating they were blamed for the fridge being broken after their visit! There is no way this could happen as it was a totally sealed fridge. Beginning to wonder if this is all done on purpose to replace kitchen equipment. Whole experience was horrendous!
