I recently just completed a sale of an empty property with no chain. I was the vendor of the sale, with Ramsdens representing the buyer of the sale. My solicitor, the estate agent and I were frequently apawled at the behaviours and approach of Ramsdens solicitors. They created chaos, confusion and angst to the sale process to what should of been a very simple sale. The areas of poor service and experience were around Response times The response and turn around to our emails was often more than a week, we only got a response after both the estate agent and my solicitor rang and emailed them frequently and repeatedly over the course of several days. I can only assume they have too many clients and not enough staff. No consistency We didn't seem to have consistent contact from ramsdens, with the sale being shifted around to several different members of staff. This resulted in an inconsistent and staggered response time. Pace of work We got a 'drip drip' feed of minor queries, around 1 question or query a fortnight for 2.5 months. This was extremely frustrating and totally unnecessary and resulted in the sale time extending by several months. Trying it on After what was a very painful 3 weeks of repeated nagging, brinkmanship and hassling for response, we finally settled on a date for exchange and completion. On the day of exchange we suddenly got a flood of new enquiries, which was maddening. (We had sent proof and receipts of the ground rent paid, but they wanted to see an email from the freeholder proving further that we hadn't faked the receipts...?! Why wait until the day of exchange to ask for this?? It felt totally shocking and really unnecessarily stressful! It was as if someone had sat on the case and then picked it up on the day of exchange only to through over a few inconsequential questions. After exchange they transferred the funds over which didn't match the agreed fee. We almost didn't complete as they tried to claw back more funds for un-agreed deductions. After exchange!!! They soon realised this is not a strong position to try to haggle (after exchange) and had to back down. Lines of communication Throughout the sale Ramsdens frequently only communicated and responded to the estate agent. This was baffling to me and my solicitor. My solicitor would ring and email with no response, only for Ramsdens to email the estate agent direct and we had to forward it to my solicitor. The estate agent frequently asked them not to do this and even right up to the last day of the sale they kept messaging the estate agent and not my solicitor. When you read the other 1* reviews for Ramdens the theme that keeps coming up is communication issues and I totally recognise and agree with the other complaints. If you are either looking for solicitor or entering a sale with these solicitors representing the other party I would seriously re-consider moving forward.
