Run, don’t walk away from this option and this lender. Nothing but lies and outright theft. They know they have you over a barrel and they take complete advantage of this. They will screw you as hard as they can and if you accept their terms they will adjust to screw you a little harder. They present as a team but there are very few people working there and I still can’t tell if they are really good at playing stupid or they are all really that stupid. One would think they have never closed a loan before and have no idea what any mortgage terminology is. There is no upside to partnering with them and there is definitely other places to get hard money loans. There is zero good that can be said about my experience with this company.

I had a large unpaid property tax bill that needed to get paid ASAP. Unfortunately, my credit wasn’t great and my tax returns showed low self-employment income. I found myself in that catch-22 situation where I had plenty of equity in my house, but no way to tap into it. I didn’t fit the criteria of traditional bank loans. And private lenders were offering risky balloon loans with high-interest rates. I had heard of the type of equity financing that Patch does through ads from one of their major competitors. I wasted a lot of time providing paperwork before finding out that I didn’t fit their “profile” of someone with excellent credit, low debt, and high income. In other words, someone who didn’t really “need” the money. Fortunately, a local loan broker had heard about Patch and referred me to them. At the time, they were just getting started, and we had a couple of false starts as they worked to secure their source of funding. But when that came together, we proceeded to put together a deal that was tailored to my needs and things moved forward quickly. I was upfront with them about my less than perfect situation, and to their credit, they worked with me to come up with a solution. The level of personal service was outstanding. Which is exactly what you need if you are a non-traditional borrower looking for non-traditional financing. In the end, the deal got done, and I got enough money to pay my tax bill, reduce my credit card debt, and even some cash to help get started in a new freelancing business. There are no monthly payments, and the money doesn’t need to be repaid until I sell or refinance within 10 years. Of course, in return for that, Patch gets a share of the future appreciation of my home. If the past is any guide, they will make a nice chunk of money. Which is fine with me. They earned it by helping me out of a tight spot. Final thoughts: Doing this type of financing may turn out to be expensive, or not, depending on your risk profile and what happens to the value of your home. It is somewhat of a gamble. But the real value of Patch is their ability to work with borrowers with strong equity who may be challenged with income or credit, and customize a solution to fit your needs. Finally, there is a way for the rest of us to access the equity in our homes!

Patch Homes saved me from an extremely crucial time and I really have no words to explain what they did for me. I was offered/approved for the same "relief" from their competitor but their competitor did not care about anything except numbers. Their competitor disregarded the fact that they approved me and wasted a lot of my time (time was of the essence for my situation) and just came back with "Sorry, the underwriter does not feel comfortable with the figures provided". Meanwhile, Patch Homes did everything in their power to make things work and offered help from A-Z to ensure I was able to get approved and for an amount higher than what I thought I could get. I had the pleasure of speaking with one of the CEO's (Sahil) and Franco, my direct point of contact - they were both extremely helpful and patient. I truly went into this with a cup half empty because of my experience with their competitor and came out of it as content as anyone could possibly be.
