I was really impressed by Emma Loth's professionalism and quickness in resolving a leak in our balcony door. It was during the time of a storm so we especially appreciated how fast it was rectified. The contractor who attended, Kev Cleary, was also very professional and friendly. As we've been stuck inside due to COVID, it was nice of Kev to ask us how we were, how our day was and how we've been managing to work from home. He was also safe by wearing a mask and keeping his distance.

Not the right developer for international investors
Unlikely to use again and definitely not likely to recommend to anyone. I felt severely misguided as an international buyer. Every secondary firm recommended by seven capital also severely misguided me - from mortgage brokers who could barely secure us a loan, to solicitors office who turn out to not be qualified enough to complete my purchase. I was bouncing around between 4 different solicitors in 2 different firms. Because the firm they use are legally not allowed to finish off my deal. These secondary companies are very difficult to deal with. Communication is poor and nothing they said would happen, actually happened. Centrick (who are managing the building) have been a joke to deal with. I don’t know why seven capital keep working with unprofessional embarrassments to the industry. It’s been a year of emails and feeling totally lost. These discoveries i made along the way more than tripled my expenses to get this deal done (compared to the numbers i was shown 2 years ago when i paid the deposit on the property). Their flats are at a premium unjustified price (i have a surveyor report to prove it), and, everything else through them is super expensive too (like furniture packs). I ended up agreeing to a ridiculous loan with a ridiculous interest rate just to get this deal done because i was getting threats of late fees and rescinding, ie lose my substantial 5 figure deposit. It has not been a pleasant few months and i’m leaving with a very bad taste. It felt like no one cared i’m haemorrhaging money and wasting valuable rental time too. All they seemed to care about was getting to completion. I don’t like working with companies that give you that friendly family vibe, but then turn out to be a soulless corp who would push someone to bankruptcy just so they get their deal done. I have purchased multiple properties with multiple developers and it’s never been this difficult. Ever. Makes the investment not worthwhile. It shouldn’t be this difficult and i know from first hand experience. The Birmingham market tanked and seven capital saturated the market with big buildings full of empty flats. This has been the case since before the pandemic. So thanks to their aggressive construction plans, my investments aren’t worth as much as they were 2 years ago. Great news for me. They definitely oversold the dream of Birmingham as a booming city. The flats aren’t earning nearly enough rent as they projected, in fact much less. The service fees for their buildings go up substantially every year so your yield gradually decreases (i’m barely yielding 3% when i was promised 4.5%!!!!). One thing i will be thankful for is their (minimal) patience to get this deal done. That’s why my 1 star rating went up to 2 stars. We had to complete in May / June when the entire world was on shut down. I still believe they could have been more helpful and understanding for a return client who’s purchased more than one property with them. I am almost certain they will very eloquently try to reply to my review with a defence but don’t fall for it. This is my side of things and i’m the client. The client is always right, and this client is barely giving you the tip of the iceberg. The ride may be smoother for a local buyer, but as an international buyer it was a mess.
