Excellent Managing Agent!

Since Encore took over as the managing agent for Local Crescent last December, they have demonstrated a commendable level of professionalism and efficiency. They inherited numerous unresolved issues from the previous managing agent and worked swiftly to address them. From arranging concierge staff at very short notice to ensure the safety of our buildings, to resolving defects in the Wet Leisure area, clarifying building insurance concerns, and managing service charge payments, Encore has tackled these challenges head-on. I would like to extend my particular appreciation to Jack Dorney, who has been an invaluable presence for leaseholders even before Encore’s official transition. His dedication has been evident through his early morning and weekend visits to Local Crescent. Jack’s professionalism, responsiveness, and proactive approach have provided much-needed reassurance to residents. His excellent interpersonal skills have been instrumental in coordinating various stakeholders, ensuring a smooth handover process. For fellow leaseholders who have grown frustrated with subpar management services, the difference with Encore is already clear. Despite having only been in place for less than six months, they have significantly improved communication, keeping residents informed and addressing inquiries promptly. Jack and his team have set a new standard for service, and their commitment to excellence is truly appreciated.

We had a flood in the bathroom last…

We had a flood in the bathroom last week in the evening. I contacted the management company and they were very polite and helpful. I was stressed as the bathtub and toiler was flooded. Thankfully the people were here around midnight and were able to sort it out which was a great relief. They were very helpful on the phone as well. Much appreciated. Thank you so much.

It is a shame to have EPMG legal Ltd as part of Encore group

First I have to be honest that Estate management department is perfect and I always get promptly response from manager Sophie on the same day, which is amazing, she deserves 5 star, and she did everything she can to help solving all the issue. The one I need to rate 1 star here is their legal team ( EPMG legal team, 2 Hills Road, Cambridge CB2 1JP) Part of Encore Property Management Group. It is a shame to have this legal team in Encore The Encore group took over management for Goodmans field in June 2024, and my deed of covenant was sent to previous management company on 1st June by my solicitor (quite coincident), so I had my solicitor details and relevant documents passed to the Encore legal team for the to communicate with my solicitor to update the new ownership information after my purchase, as they are the new management company. After 9 MONTHS commutation, the ownership still remains with previous leash holder, ( I have noticed similar problem in other reviews here) I haven’t got my services charge bill yet. Obviously there are some misunderstand and communication problem in between. However, it is unbelievable how slow the legal team reacted, the longest replied from them was after 56 days ( email record can be provided ) . Every email was dealt by different advisors but none of them was able to FOLLOW UP and solve the issue. I have a complete excel table to send to you if you need, showing that every email reply from my solicitor is within reasonable time frame ( same day or 3 working days ) while some of respond time from your legal team are almost 1-2 months, which is ridiculous. It is a shame that Encore group have this irresponsible legal team to handle all the service charge matter, they seem don’t care at all. Even Ex-local council flat management does better than that in terms of handling service charge bill . There are multiple ways to speed up the process, unfortunately your legal seems not keen to solve issues based on their reply time frame. Before you reply my review, please go to check another source like Google Review Rating first ( it is 1 star ) about your legal team “EPMG legal limited” you will be able to find how neglecting your legal team are and how clients’ comment about them. Suggestion : find professional manager to run your legal team and change the way of dealing with clients.

My service charge has gone up 41% in…

My service charge has gone up 41% in the last two years!! I pay now nearly £110 per month for one bed maisonette and I do not live in London, only central of England! It’s a joke. I have been waiting a year now for the invoices for last year because I don’t know what I am paying for. My front garden supposed to be looked after them but I have been having this dead plant for months and months now . I have to deal with all that through L&Q and it makes it even worse. SERVICE CHARGES SHOULD BE ABOLISHED, IT SHOULD BE ILLEGAL, ITS A ROBBERY!!
