Do not use this company. There is a reason they’ve just changed their name to “Groupstays.com”! It’s because there are so many eye opening reviews which demonstrate how they actively take your deposit despite not breaking any rules and leaving the house in immaculate condition. They had no choice but to rebrand to try and hide the truth. The staff are very unhelpful and rude and I would never want anyone to go through the same experience we have been through. They made up extra beds without request from us to do so and then took £500 from our deposit to “account for the beds” that we didn’t request and seem to think this is justifiable.

CHURCHILL 30 sleeps 12! DO NOT USE THIS COMPANY - CONSIDER YOU SECURITY DEPOSIT GONE! I booked this beautiful house in Somerset for my sisters hen do via sleeps 12.com. I have paid this company £5500 to stay three nights. My sister who is the ‘Hen’ paid the £750 security deposit. May I state we are a mature booking of ages 30 and up! Upon arrival one of our party beeped her horn and was excited upon seeing the house. I later find out the owner Anthony was extremely rude and very intimidating to my mom and sister. Saying he’s chucked people out before, he will do it again,Your not in magaluf now… ect ALL BECAUSE ONE MEMBER of our party BEEPED her horn and was jumping around excited! APPARENTLY he doesn’t except hen party’s, but admitted he knew we were as it said on our notes. Our notes also stated we were a responsible mature group. We also had Adam and Sam staying with us but they unfortunately got covid! I find it bizarre how I booked two butlers in the buff via sleeps 12 recommended under ‘things to do at church hill 30’. Must be some unusual party’s happening at Churchill 30 if they don’t except hens or single sex party’s! Anyway upon check out I had an email to say they were withholding £600 of our £750 security deposit. Because they made up extra beds and they were all used. £100 per bed so we were charged for 6 extra beds I did not need. Apparently I requested them in the room configuration but i had clearly stated how many guests were going. My phone broke on holiday and the day of checking in I was unreachable, so because they couldn’t get hold of me they made up these extra beds. They had everyone’s email address including my sisters but didn’t think to contact them. Nothing was mention by the angry owner about the extra beds upon check in or check out. Also after reading the trust pilot reviews i can see a common recurrence and an abundance of one star reviews all claiming the same, security deposit withheld. MY SISTERS HEN DO has been RUINED because of this company and owner. We looked after the house so well and left it sparkling, just to be ROBBED! JUST AVOID AT ALL COSTS! Jessica and oliver have been extremely rude and not empathetic to our innocent situation. We will now be proceeding with court action.

Dancing Hill- our family of 13 stayed at Dancing Hill. It is a wonderful property, we amazing views and great outside space. The house manger was super helpful and we found Sleeps12 to be very accommodating and they returned our deposit quickly. I did read some negative reviews and I was a little worried about making a booking with them, but I am so pleased we did- we will definitely use them again.

I have seen many negative reviews and I can’t understand why . I have used this company for the past 5 years booking 3 different stays . They are polite and professional from start to finish . We stayed recently at thorncombe and despite A few minor issues within the property , the team rectified them Immidateley and we’re more than happy to help at all times of day . The property was lovely and Clean and we will booking for next year also . The pool was heated and no noise from other lodges on our stay . 5 stars for this company ! And my deposit we received straight back as advised on correct dates . Thankyou sleeps 12

The Plough, Bradford on Avon
We have just returned from our stay at The Plough at Bradford on Avon. This was originally booked for 23 of us, all family, for my Dad's 80th birthday celebrations in January 2021. We couldn't go due to lockdown so had to re-schedule for this year. Sadly my Dad suddenly passed away in December (not covid related) & were unable to cancel or re-schedule without losing the money....over £3000. We therefore all decided to go & was glad we did. The Plough is absolutely stunning with 11 en-suite bedrooms, a bar, hot tub, pool table & fully equipped with everything you can think of. It may not have been the weekend we had originally planned but everything was great. I have received the £750 security deposit back this morning without any issues & would definitely return in the future, thank you.

Beautiful house, we enjoyed our stay, but, to be accused of smashing a plug socket with excessive force! They sent me a picture, which is situated in the room I was staying in, which no plugs were even used, not even the TV! I will never book again! Kept my deposit!

Absolutely shocking! Avoid at all costs!
I would leave a 0 star if I could. Please, please avoid this company at all costs! They are rude money grabbers that will do anything (including staging photos) to keep your £500 deposit. We booked to stay at Viney Hill Country House through sleeps 12 prior to COVID. When the rule of 6 came in, I emailed sleeps 12 to ask if we could cancel/amend our booking. Jessica the so called ‘manager’ (who will not speak to any customers on the phone, only via email) replied saying that the company were not cancelling any properties and therefore we would not be refunded but we would still be expected to attend, but with only 6 people out of a party of 17?? Absolute nonsense! In the end we decided to move the booking to further in the future in the hope that the government rules would have changed by then (I had to pay an additional £500 to move the booking!!!). As the weekend finally came around, I received an email a week before asking for a £500 security deposit. I was aware that we had to pay a £500 deposit however I was not informed that this could not be paid by credit card. It did not state this on any emails. I spoke to someone at sleeps12 on the phone to challenge this and she advised that it was because of COVID that they now require a bank transfer instead of credit card payment. This seemed very unusual to me!! I checked the terms and conditions that I signed and it did not state this any where. Jessica tried her hardest over email to convince me that these terms and conditions had not changed without letting customers know however I had all of the proof to show that they had. I was going around in circles over email with Jessica as she kept making excuses and trying to cover things up. At one point she tried to gaslight me by saying ‘I think you are very confused and need help’, This was an inappropriate comment to make and SO unprofessional. This was really stressful as I was now going to have to either find £500 or ask the party to pay even more money when they had already spent so much. Jessica was EXTREMELY rude and patronising and said “£30 each is not a lot of money to find and should be affordable”. I found this remark disgusting in the light of Covid as many of us had lost our jobs and had paid a considerable amount already. I also found it extremely unprofessional for a manager to make these remarks to a customer. I knew at this point that we would not be getting the deposit back no matter what we did or didn’t do. However when leaving the property, we left the place absolutely spotless (I took photos too and I would advise everyone else to do the same!!). I had an email from Jessica a couple of days later saying that they were not giving us the deposit back (I was not shocked whatsoever as I smelt a rat when they asked for bank transfer only). She listed off things that the ‘owner’ had noticed when she inspected the property afterwards. It was so unreasonable and things that we were unable to do without the equipment, such as a mop and dust pan and brush!! She said that we had left a piece of sellotape on the wall (luckily I took photos of the sellotape before hand to show that it was already there!) she said that we had not mopped the floor but had not left us a mop to do so!! We searched the house high and low for a mop and could not find one so resorted to using floor wipes that I had brought with me myself. There was also no dust pan and brush, again I brought one with me as we were so adamant to make sure everything was clean and tidy as we had so much hassle with Jessica beforehand. The owner then staged a photo of a dust pan and brush under the sink which made us so cross, again luckily I took a photo before hand so I can prove it wasn’t there in the first place. On the information we were given on an app on my phone, it says guests are to strip their beds before departure however on the website it says that guests do not need to strip their beds. Very confusing! However this resulted in 2 guests stripping their beds and putting them in the washing machine. We were then told they were withholding some of our deposit because there were sheets in the washing machine?? The rest of the list we were provided with were cleaning issues that she knew we wouldn’t be able to do without the correct equipment. We had paid almost £3000 to stay in the property so I think mopping the floor should be included!! It is such a shame as we would have booked again as the property was genuinely lovely and we had a good time (apart from the owner turning up every morning and glaring at us through the windows).Unfortunately, if you value your money or sanity then please PLEASE stay away from this company at all costs.We are currently in the process of going through a small claims court as the thought of them getting away with this makes me feel sick, our only advantage is that we have all of the photos and rude,sarcastic emails from Jessica to prove it

Garden court amazing!!
Have just come home from one of sleep 12s property’s , garden court in surrey, i can not rate this company enough, from booking they were helpful, kept us up to date with everything, if we needed anything emails were replied to quickly, we met the owner on day of arrival who let us in house early,he was a nice guy. And said anything we need to contact him. The house was amazing, so big and clean. Had everything we needed. The indoor pool was a great hit, the garden was sooo big and beautiful complete with football goals and kids slide. Swing etc. security deposit was put back in bank on day stated! Would not hesitate to book with sleeps 12 again! 5 star!

Positive experience would recommend this company
After reading all these bad reviews I just had to share my experience with Sleeps12. My experience was fantastic all the way. When I sent emails they responded quickly and were very helpful. I was worried when I read reviews about deposits not been given back and worried it had to be paid by bank transfer as felt I had no protection if things went wrong, but I didn't need to worry as mine was refunded on the exact day they said it would be. Credit where credit is due I have not complaints about this company and I would definitely recommend using them and will use them again.Thank you Sleeps12 for a fantastic family holiday , helping us make special memories Otterhead house was beautiful and owner so helpful

Hesdin Hall - has the potential to be great but needs some attention
We recently stayed at Hesdin Hall as part of a large family group. To say we were disappointed would be an understatement. The house and outside area is undeniably beautiful but the finishing touches (when compared to other large holiday homes we have stayed at and as the website implies) really let it down and ultimately spoilt the holiday we had all been looking forward to. As other reviewers have pointed out, our deposit was unjustifiably withheld and this is still in dispute. The communication is awful and not conducive to good customer relations or reviews! The TVs barely worked and the wifi was awful. As another reviewer has pointed out there was a real lack of cooking pans and those that were there were tired - we ended up having to buy some pans to use because cooking for 20+ people was impossible with the pans provided. With some care and attention and replenishment of pans etc this could be a perfect holiday home but I would be reluctant to recommend unless you are a party that isn’t expecting the luxury/level of service/utilities the cost would lead you to expect!
