Encore, sort it out, please! There are many, many disgruntled tenants on your Aquarelle House estate. Take the initiative now, and do the right thing. Your website states you make places better - it's in your nature. You thrive on making a difference because, as managing agents, it's what you do. Start putting those words into action and fix the years of problems the estate has had with you as a management company. Transparency of costs is what we want for a start. Receipts of what has been paid, quotes on what you expect to be paid. It's all a straightforward request.

I’m not sure why this company have called themselves ‘Encore’ - they should really be called ‘Once is too much and never again’. Encore supposedly ‘manage’ the block I can no longer afford to live in as a) it’s unsafe as it has been deemed highly flammable. And b) the ‘Management’ company - Encore have year on year, hiked up the fees exponentially and without justification to pay for the work of ghosts. The cladding in our block has been declared unsafe and yet, half a decade on, absolutely no ‘management’ has been done to protect or reassure the residents living there and replace the cladding. I have a one year old and my partner will not let her sleep in my home for fear of a fire. It’s not a risk anyone can afford to take. The stress of ‘living’ in such a building is unbearable. But Encore do not care about the lives of the people living in their blocks. In addition to their total disregard for the safety of our building, to add insult to injury, residents are also being charged excess eye watering fees for muddy ‘services’ all hidden behind opaque (at best) and at times fraudulent (at worst) accounting. Avoid Encore at all costs.

A thieving, ripoff outfit who ignore resident requests for transparency. Fake invoices, double charging, it is a criminal company. Peabody just pay their fake invoices without questioning them. Every year, huge increases are billed to Aquarelle House residents yet Encore refuse to address numerous requests to show evidence of previous charges. Cladding issue is ignored, lifts constantly breaking down, insurance costs have rocketed as they take an 40% cut, the list of problems is endless.Encore need to be taken to court & their Directors locked up. Never buy a property if they are involved. You will be robbed blind via service charge. Good luck trying to contact them.

I can’t understand how this company can operate fraud & theft with such impunity. They lie, steal & profit while destroying people’s lives and not to mention filling their pockets with tax payers money through brazen false accounting & phoney invoicing. If I write false information on documents in order to receive money I’d be arrested!! They hike service charge prices with no transparency, pay 40% commission to phoney insurance brokers while they drag out the cladding saga leaving residents vulnerable & trapped NOT TO MENTION uninsured. They must be donating some serious ill gotten gains to the Tory party to be able to just do this freely!!! These people have no souls, they are pure scum and should be treated as such. Accountants & partners at Price Bailey Accounting firm you are also complicit in what can only be described as organised crime. I’m actually heartbroken that Encore can get away with this in this day and age and I wouldn’t shed one tear if your fireproof cladding got properly tested! Trustpilot should delete your fake positive reviews and do remember that this is the internet and you won’t hide and get away with this, one way or another! I spit on the 1 star I have to give you to write this.

Terrible management company for leaseholders in Aquarelle House. Inflated costs, soaring service charge and lack of transparency. Last year housing association tried to put monthly service charge up from £270 to £390 per month to cover Encore's charges. Residents investigated accounts and found numerous double charges and incorrect costs, as a result charge was reduced by £90 per month... but this year they're trying to hike it again, with totally uncosted charges!

One of the poorest estate management businesses ever. They doing an absolute disservice to the residence of Aquarelle House on City Road. The residence are doing everything we can to stop them over charging us for service charges that they are pulling out of thin air. Operating as frauds in broad daylight. Ask them to be transparent about cladding,

Encore are responsible for managing my block...4-5 years on after huge amounts spent on Fire safety reports and huge sums on Buildings Insurance no works have started. Encore costs are £133k this year and we have no transparency on the breakdown of each of these costs just a one line item. We have tried to reconcile the 2021 final accounts but Encore have not given adequate information or provide 1 word answers to queries...... Encore collect reserve funds, they also collect pre - payments for services they have not been able to explain. Encore charge residents for car park costs when residents don't have access to the car park. £11k of historic debtor balance written off in 2021 accounts with no explanation as to what this is... Common view amongst leaseholders is we are getting ripped off by Encore..... Encore give their brokers 40% commission on £71k buildings insurance costs when the norm is 15% as per the government and FCA guidelines If you are thinking about buying or renting a flat and the building is managed by Encore, do yourself a favour - walk away.
