In the past week, I have had EPC assessments done on two of my rental properties by two different Vibrant Assessors. I have already left a positive review about my experience leading up to and including the assessment done on 10th March 2025. This review relates to my rather less positive experience of an assessment done on 12th March 2025. After filling in details of the property online, I received an automated acknowledgement which said that I would be contacted by Vibrant within two working days. Within that timescale, I received a telephone call from an office in Pontypool, which seemed odd considering that both I and the property are in Cheshire. I was asked for my preferences regarding appointment times, which I gave, and was given the option of being put on hold while the operator contacted the assessor to arrange a visit or to be rung back. In the event, the assessor when contacted was unable to fix an appointment because he was out on a job and did not have his diary with him. So, after having waited on hold for some time, I was told that they would ring me back later. After a day or two, and having successfully organised my other EPC assessment appointment through a weblink that came via email, and with no telephone contact whatsoever, I attempted to text the operator in Pontypool for an update. There was no response, presumably because this was a landline number, so I tried ringing with not better result. Eventually, I did get the promised return telephone call and agreed on an appointment between 9.00 and 13.00 on Wednesay 12th March 2025, with the promise of a call from the assessor half an hour before arrival. I stayed in the house all morning, keen not to miss the assessor. A call did come through shortly before 13.00 saying that he would be there in 20 minutes. Thus the actual arrival time was significantly outside the stated appointment window. The assessment appeared hurried. It was a larger house than the previous one (almost twice the floor area) but it took less time. The assessor seemed to be inexperienced. I was relieved, when the EPC went live on the gov.uk website that it was graded "C" as I had expected that it would be. The assessor's bearing had not given me confidence that the assessment would be accurate. On the positive side: the assessor did come on the day agreed and not far outside the appointment window; the outcome was consistent with the previous EPC; the new EPC was live on the website by the morning following the assessment. Negatively: the telephone booking system was clumsy and took much longer than the entirely digital system that I experienced with my other booking. There was nobody to contact when the end of hte appointment window approached and it started to look as if the assessor was not coming.

EPC wrong rating
When we had our EPC done on the 10th of March, the man who came to our house had explained to me that we had a rating of D. Following this, when we checked online our EPC rating had been rated an E. I am very unhappy about this as I would have rather been told the correct information.
