I am previous tenant who resided at 2609 Wellington Walk Pl, Lithonia, GA. I reported the uninhabitable conditions to Dekalb County Code Enforcement because FirstKey Homes failed to complete any emergency repairs. The case number is 1295725 and the inspection number is 3827544. FirstKey Homes (FHK) of Atlanta, Georgia was the property manager. The first year was without any repair request, but when I renewed my lease the air conditioner stopped working, water from the hot water heater flooded the unit, the kitchen sink flooded, the power stopped working and mold and mildew began growing! In or around September 2023, water from the hot water heater or air conditioner flooded the upstairs and downstairs walls, carpet, and ceiling. This constituted an emergency, so multiple repair requests were made via FKH's website, but to no avail. They refused to complete any EMERGENCY REPAIRS OR REPLACEMENTS WITHIN YEAR! They scheduled several appointments, but maintenance never showed and they cancelled several of my repair requests. After giving them plenty of time to complete the repairs or replacement, I decided to file a complaint with Dekalb County Code Enforcement, and vacate the rental due to uninhabitable conditions! The ceiling caved in after the water from the air conditioner or hot water heater flooded the up/downstairs and then the electric stopped working! The rental unit was infested with mold and mildew underneath the kitchen sink due to a water leak and in the bedroom ceiling and walls. I have pictures to show the damages and the many repair requests throughout the year. FHK took advantage of me and my family by failing to maintain their rental property. They collected the rents monthly, but denied us an inhabitable place to live. After moving out with proper notice, FKH still kept our security deposit without complying with the state laws. This is the worst renting experience, personally and commercial, that we've experienced. We will never rent from FKH again and this matter will be pursued in the courts! UPDATE: JAN. 10, 2025, IN NOVEMBER 2024, Plaintiffs, FKH, moved to DISMISS DISPOSSESSORY and the judge accepted the DISMISSAL without ruling on our COUNTERCLAIM. During the proceedings, the judge refused to allow me to OBJECT TO THE DISMISSAL and she cursed me and told me to leave the ZOOM MEETING. (THIS STORY WILL BE SHARED ON MY LIVE TIKTOK) FKH homes ceased all communications after the November 2024, and they STOLE OUR SECURITY DEPOSIT BY ACCUSING US OF DAMAGES. HOWEVER, PER STATE LAW, THEY MUST INFORM US IN WRITING ABOUT ANY DAMAGES WITHIN 30 DAYS, but they NEVER DID! After I submitting another review ON JAN. 8, 2025 on TRUSTPILOT.COM. FIRSTKEY HOMES IS A GIANT CORPORATION that seeks to take advantage of the elderly and poor by intentionally neglecting their rental properties and forcing tenants to live uninhabitable conditions. The below email was sent to me on Jan 9, 2025: "John Smith Wed, Jan 8 at 6:19 PM Mary, As you may be aware, we have prepared our file to be processed by a third-party collection agency. This is your last chance to resolve your account with FirstKey Homes, prior to a collection agency becoming involved. If you don’t resolve the account with us, the third-party collection agency may report this matter to all bureaus. Our company has ultimately attempted to give you an opportunity to resolve your file, and work with you in good faith. My attempts to reach you have been fully documented. Referring your account to a collection agency is the last step FirstKey wants to take, however, your lack of payment has left the company with no other options. If the matter is not resolved by the end of business, Friday 01/24/25, FirstKey Homes will send your account to a collection agency. As a final attempt to assist you, FirstKey Homes will offer a one-time reduction of 20% toward your outstanding balance. If 80% of your outstanding balance is paid, by the aforementioned date, your account will be settled in full.
