A last minute STRESS!

A last minute hitch getting my new studio ready for a tenant caused a bit of panic especially since I'm many miles away overseas! No furnishings!! All quickly resolved though and followed up immediately by Katie Goad. Not only that but she also checked up on window blinds as well, just to complete everything, something I never thought of! Many thanks for taking the stress away!

Furnishing in a hurry...

Having completed just before Xmas there was huge pressure to get the flat furnished in time for letting in the new year (not helped by my being abroad). Katie Goad was a huge help, going above and beyond to help me get everything sorted in time. Polite, efficient and charming, an absolute pleasure to deal with.

Do not buy from Seven Capital

Do not buy from Seven Capital. The price of flats bought off plan is way above market price. They massively misjudge the completion date (mine was well over a year late) and the excuses for this are embarassing. Churchill Place was not finished when my completion took place. The carpark was blocked by a massive pipe, the communal areas were filthy, the carpark was insecure and the lifts were faulty. Nearly a year later the problem with the lifts has still not been resolved. The cost of securing the carpark was added to the service charge. No arrangement had been made with the council to clear the rubbish so again the cost of a private refuse company was added to the service charge. Within months the service charge had increased dramatically. Then we had to pay a second time for the insurance. But we have still not had a refund of the original amount. If you are buying property DO NOT buy from Seven Capital.

Moreton House

I have very recently purchased an apartment at Moreton House in the Jewellery Quarter, Birmingham and would just like to praise up a young lady by the name of Katie Goad who was amazing from start to finish with helping me choose my interior package. She was very polite, helpful and knowledgable giving the best advice she could. It was extremely hard to choose which package to go with from a brochure so with Katie’s help (over the telephone) it was nice to go and see them in person and know that I made the right decision she was incredible.

They sold me a hassle free experience

The process as explained by the sales guy was extremely oversimplified and they are probably used to dealing with cash buyer. I'm a first time expat home-buyer and things like proof of identity, address and getting an expat mortgage has taken months. If it was more clearly explained from the on-set I may have thought better of it. Now...let's see if I can get a tenant at a price to cover my outgoings!

I felt as if I was mis sold to - stay away from this company

Honestly, I would never use Seven Capital again to buy a property. Yes, they do provide a full - service investment of a good build standard but you should be extremely wary of the following: • The off-plan apartments are extremely overpriced compared to current market rates of flats in the areas they sell. They sell it as an off plan price but in reality these prices are super inflated. • They assured me that it would not be a problem to get an expat mortgage on the property, but when it came near to handover which was very delayed, I found it nearly impossible to get finance on the property as an expat. I did get the “offers in principal” way ahead of time but these were useless, this was because of the following; there are not that many lenders in the UK lend to expats, there is a minimum loan amount for expat lending - normally over 100K and finally because they way Seven Capital sold the flats in terms of ratio of UK residential buyers Vs. Overseas Investors some of the best and biggest lenders on the already limited list refused to lend of the whole development. • Their projected gains are not correct or even nearly on point. I bought an apartment for 142K, 4 years ago and market rate is around the same amount. I have a perfect credit score and earn over 80k GBP per year and there were no problems with my lending criteria as an individual. However, I nearly defaulted on the final exchange because I got too close to not having finance in place, it was an extremely stressful time. There were threats from Seven Capital that If I didn’t exchange on time that they will take my deposit (over 30K) which was my life’s savings to date. The sales manager who sold the property was very helpful and friendly when trying to sell the apartment to me but down the line when I was having problems getting finance he didn't want to help at all and literally cut off communications with me.
