Never rent a OneRent Property - UPDATED

This has been the worst rental experience of my life. Once you sign, your rental experience is shipped directly overseas. Every single maintenance issue is outsourced to another team, and it has taken over a month for any issue to be resolved (despite their website claiming nonemergency issues will be taken care of in 1-2 weeks). We were without AC for over a week in July. It took them 5 days to even call the owner and let him know there was a problem. They need constant reminders, and you will spend hours on the phone dealing with incompetence. Save yourself the headache and go with anyone else. These people do not care about you. If you don't trust me, look at the BBB. They have an F. That should speak volumes EDIT AFTER ONERENT REPLY: Yes, most of our maintenance issues have now been resolved, as we've lived here for about 2.5 months. I'd also like to note that several of them are "resolved" because we took care of the following ourselves since Onerent takes forever: 1. Sprinkler Closet Baseboard broken 2. Door falling of hinge 3. Pest control for spiders 4. Spent around $200 at Home depot blocking holes, repairing broken beams, and further pest control activities. The other issues were eventually resolved after 50+ emails and 15+ phone calls over 1+ month. THAT was the issue. The Onerent slogan is "Technology-enabled property management services", yet their online portal does not even give a measly confirmation email for maintenance requests OR allow you to see past requests and their statuses. It's like they want you to have as little information as possible in order to cover themselves. Here's a suggestion - Why not implement a maintenance cost threshold (ie under $150 or something) in which Onerent does not need to request permission from the landlord? This seems like such a simple solution to help reduce maintenance ticket times, but fat chance that's implemented. Also, we were told several times - over the phone and in-person whilst touring - that the property had some sort of AC in the basement. We move in the summer to find this is totally untrue, yet we don't have it in writing, so we're SOL. Lots of lessons learned whilst renting with this company. I will NEVER rent a single-family home from a company again without a direct conversation with the owner because One-Rent is just a crappy middle man with absolutely no real knowledge about the properties they advertise. As a fun little experiment and to give a potential renter the typical timeline, I'll update this review with my last request. We have an outlet in the living room that's nonfunctional. Certainly not a big deal, so this falls under OneRent's nonemergency request policy which is to resolve this issue in 1-2 weeks. August 18th - I submitted this ticket via the maintenance portal and immediately emailed the rep who has been handling our requests. August 24th - Reply from Onerent saying he has already passed along the outlet issue to the owner September 1st - I send an email for a status update and receive a reply that the owner has approved a local electrician to be scheduled. I reply again and say I'll watch out for his email once he can get it scheduled (This requires literally just a quick phone call??) September 2nd - Two weeks from ticket submission. Just as every other ticket, we're beyond the maximum time it should take according to Onerent's own policy. September 7th - Sent an email asking for an update since I've heard no word of any electrician being scheduled. Tomorrow marks 3 weeks. September 13th - It's been at least 13 days since the maintenance team has told me they have been authorized to call the electrician and are "working on it". I called the electrician myself, who then called the owner to authorize the charge. It took me 5 minutes, and the electrician will be here tomorrow. It was literally that simple and these people couldn't do it. September 15 - I actually can't believe this. The Onerent rep has the audacity to contact me back and tell me that this wasn't scheduled because I never responded to his sms asking for my availability (never received a text and a moot point because I provided my availability on September 8th) AND that he contacted Dr. Fix It and they would not let him schedule unless the owner scheduled it. See now isn't that odd that I was able to do it but he (who represents the owner) could not accomplish this basic task? When I called, I also verified with the electrician that no one else had contacted him about my property address. At this point, I'm 100% convinced this rep is lying. This is just the most recent detailed day to day with OneRent. EVERY SINGLE ISSUE GOES AS ABOVE OR WORSE. So please, if you're a renter AVOID AT ALL COSTS. If you're an owner - do you really want this kind of gross incompetence handling your assets? I doubt it.

Overall, A Positive Experience

While there were a few hiccups in regards to differences between what was advertised to us and what was included in the lease, our representative Jay, as well as everyone who we contacted at onerent, was very polite, friendly, and quick to follow up with any questions or concerns we had. It was a pleasure to work with Jay, who always showed respect and care to me and the other tenants. His responses were prompt and he was very professional. He was also able to resolve the issues mentioned prior, we were happy to work with him. The online portal is great and the online nature of onerent makes keeping track of everything during the verification, payment, and signing process that much easier.

Slumlords who post online ads for filthy, unsanitary apartments. Unit I viewed in San Antonio District showed mold and water damage in dirty bathroom, filthy tub, filthy unpainted walls throughout. Entire unit smelled like cockroach spray. Unlivable and unsafe!

I had a tenant who actually drilled…

I had a tenant who actually drilled hole in my house and put on wire without even asking for permission. Now it has been a month and onerent still can’t get this fixed. Onerent said they purchased home warranty but they can’t even get a hold of vendor. Onerent also doesn’t track rental insurance. Also it has been a month, I still do not get insurance copy. It takes hours and hours to communicate same issue to multiple people. They will not respond after 10 days unless you keep calling and emailing. They don’t provide any updates unless you call, email. They don’t respond to your emails.
