NEW NAME, SAME PROBLEMS.

New name, same problems. Onerent now changed their name Poplar (maybe to run from their bad reviews?). They outsource to the Philippines but give their call center employees no authority to make decisions are get things done. Been waiting on deposits to be rurturned for weeks now despite havign switched companies and making several requests. GIVE BACK THE DEPOSIT. Delay tactics similar to extortion.

$75m in VC money in the world can't make you competent

Update July 19, 2023: As if it couldn't get worse, we've notified Poplar that we'll end our contract with them on July 26th. Yet, three weeks after we're still getting emails from the leasing and renewals team asking us about how much we want to list it for rent. We keep informing them that we are terminating the contract and STILL they have no idea. I am deeply concerned how we'll get our tenant's lease, deposit, spare keys, etc transferred over. I cannot imagine how this business continues to operate. Abject incompetence top to bottom. I have worked with property managers in this community for 15 years. Poplar bought my local property manager with the promise of technology and efficiency. I've worked in the tech industry for over a decade, and I was hopeful that this would mean more efficient communication and streamlined delivery of services. I couldn't have been more wrong. Their tech, though pretty, is so limited. They manage everything through foreign call centers and unique email addresses for every question - Renewals@poplar, maintenance@poplar, customersuccess@poplar, etc. And, it appears the various teams that manage each email don't talk to each other either. We have a renewals manager who for some reason can't call an international number, when we try to return his call, we get directed to a main number and magically he's unavailable. They're trying to see if how we want to renewal the lease and when we've asked about the state of the property, they've never seen the inside or inspected it. When we ask that they do an inspection, it takes 5 weeks to get one scheduled. When we asked for market analysis on rents, they sent us two properties, in different parts of the city and different sized units. Utterly useless context. TL;DR: What an abject failure of the silicon valley VC-backed hype machine. I cannot wait to move to a property manager with local knowledge and something resembling customer-centricity.

On the Surface Poplar Homes seems…

On the Surface Poplar Homes seems promising. As a landlord I mostly manage my own property and I have a unit that is up for lease as was contacted by Poplar's business development staff asking if I might be interested in their services. They talked about the rental income guarantee, the $15k eviction coverage and 6% fee. Seeing this seemed reasonable I said sure I will talk to your market representative so we schedule a call for the next day. So about 15 minutes passes and I get an email saying that actually even though it is advertised on their website they do not offer these perks in Oregon, because they are partnered with Acorn Management. So that lost it's appeal, but figured I would talk to them about my property in Washington. Skip to the next day 18 minutes before my call I get a note saying that the market rep was not available and that she booked me for the next day at the same time. Skip forward a day. No call. It's sad as they have a promising product, but they appear to fail and executing it on the local level.

poplar homes rented my place without my…

poplar homes rented my place without my approval. they said that they could not get a hold of me so they went ahead and signed a new renter after the previous renter left (December 2022) before lease expiration this coming Aug 2023. What's worse is they signed a new renter and gave them a one year lease which now expires January 2024. second, they keep approving maintenance that I have not approved. third, every time i call to resolve issues, and after i follow the prompts to get to the right department, they always say they would get back to me in 24-48 hours which they never do. fourth, they owe me cleaning money from when i cleaned the property. they have been keeping the money since January 2023. after several calls, i found out that nothing has been done because the rep asked for my case # which i did not have because none was provided to me from the previous calls. i have been trying to relieve them of their duty but again the 24-48 hours of getting back to me has not happened and has never happened.

Rental company that makes it hard to rent

Trying to rent from this company is a terrible experience. The website is borderline nonfunctional, often not even letting you sign in, and when it does, the forms wont let you input information. The call-in helpline (there are several numbers but all lead to the same call center) is staffed by people with no ability to solve issues over the phone beyond basic tech support, and the application fee was double that which was initially advertised. It appears they bought a local property management company, took on all the clients, and then ran it as bare bones as possible. For a company trying to rent out apartments it's shocking the amount of hoops I have to jump through just to apply.

Good luck resolving anything in a timely fashion

There’s about 5 different phone numbers, at least three different departments, multiple emails and multiple ways to reach out to them. But they are never able to resolve the problem in one call. Any issue requires a lot of effort on your part. First I waited weeks for a sink repair. They never reached back out and I had to call like every other day to ask why they haven’t initiated the repair. I had to explain the situation over and over to a new person each time. I was communicating in txt and email and calls and it still took them three weeks to fix the sink. Their interface lacks a lot compared to the previous management companies. There is no way to edit or dispute a charge on their site. They are trying to charge me for last months parking that I already paid. I’ve emailed multiple times asking for the accounting number, when I call it says I’m “already in line for a call back”, so far SLOW email has been the best method of contact with this weird company. They definitely do not hire within the country for their customer service either. So this company clearly doesn’t care about anything more than pinching as much as they can off the top. Do yourself a favor and don’t rent at a Venture Capital apartment, where you have to jump through hoops to pay your own rent, while the stress of any marks on my renting record looms over me. I’ve been trying to pay the remaining amount of rent I owe for 4 days now. There’s an error in the portal because what ever dum dum created two entities under my name, one for the garage I rent and one for the apartment. It’s just a clown show with this company. They’ll send you an email saying, “hey we tried reaching you”, but when you reply back asking when was the call and why no voicemail was left, they ghost you for a few days. I emailed asking them for the correct number to reach someone who can actually fix the errors in their system, tomorrow will be 5 business days I’ve been trying to pay rent or get the accounting departments number.

Poplar poplar homes stole rent money from my acount after they were no longer my property mamager

Poplar homes was the property management company for the duplex I live in. They were fired by the property owner in January of 2023. They collected rent from my bank account in March 2023. Luckily I hadn't paid rent to the new company yet, so they resolved it with the homeowner and Poplar. I removed autopay from the Poplar account. April of 2023, I paid my rent to the new company. April 11th, Poplar homes took $1200 from my account. I have spent the last 3 days trying to get the money that they STOLEN from me. Each day I have been assured that someone will call me back. Still waiting. They do t seem to care that people have bills to pay food to buy.they need to consider what happens when you can't pay your bills because they unlawfully took your money. Car payment, insurance, food. Not to mention late fees and negative marks on your credit. It is current April 19th 2023 and no resolution.

This company is horrible

This company is horrible. We applied for a home and we were declined for credit issues. They told me if one of us has a credit score over 600, we could be approved, two people from their cust service told me that. My son has credit score over 650. So we applied again and we were still declined because they show on Equifax that his score was 597. That's 3 points under the 600 they required even though my son's Equifax showed 674. They couldn't work with us?? Then I was told even if he's approved then they look at the income, which ours combined was more than enough for 3x rent. They said they only look at the income of the one who was approved and his income alone is not 3x the rent. Well duh! I didn't appreciate this game theyre playing where they tell you this but someone else tells you that. No one explained their terms to us to begin with. I should have listened to all of the bad reviews they have. No one had anything nice to say about them. Please don't think they'll do better with you because that's what I thought. Screw Poplar! We found a better home in a better neighborhood that we were approved for so suck it Poplar! You dirty thieves!!

This is a hoax company

This is a hoax company. Physically it does not even exist. I spent two hours driving to the company headquarters in Cupertino, CA, and found it does not even exist. Big regret having them manage my property. Big regret!
