Would give them a zero if I could! Absolutely incompetent and worthless management company. This enterprise provides such little value that I feel like I"m being robbed. Stay as far away from them as you can. They are unresponsive, inept, and disorganized. I wouldn't let them manage a lego house.
Run don’t walk away from this company…
Allowing poplar to manage my property has been a very bad and costly mistake. It took two months to get our house on the market as there was no sense of urgency. It has been listed for two additional months with very little activity. The only marketing / leasing strategy is to call every week ask you to lower the price. The entire operation is run by an offshore call center. You will NEVER reach your assigned representative and they will NEVER return your call or allow you to escalate to management. So far this process has cost me 4 months of rent. Today I canceled my business with them. I have funds on reserve that I have not hopes of getting back. In order to move my property to a new manager, I need popular to remove their listing and remove their lockbox. Sure that will take months given my experience!
Don’t do vender work for this company
This company contacted me to do work for them. I completed the work and send an invoice July 29. I have reached out several times. This company has not paid me and given no indication they intend to do so.
I’m a resident
I’m a resident in one of the Columbus Ohio apartments that’s managed by popular homes and I believe that were on month two. Around the first week since they switched (from our third company in one year) a resident two flors below stopped cleaning their place. They’re pest began to come all the way into our place and bite us, leave eggs and repeat. We ended up having to call the police to find out if they passed inside, they had to go in through the window since popular homes didn’t answer my call or the call that that the police made. They told us they legally can’t tell us what’s going on but just from the view from the window it was disgusting. PH never contacted us after. A month later and there’s problems with their site. I’ve sent my rent on time and on the 20th they call warning me of eviction! The customer service is horrible so I received the email of one of the managers after a few back and forth she has yet to say anything. If I could I would move TODAY
Horrible property management
Poplar took over a local property management company (Solutions 4 Real Estate) in the Columbus, OH market. I didn't have my properties with Solutions for long before the sale to Poplar, so I can't speak extensively about how it was before--pretty good from limited experience. Poplar however is a dumpster fire. The laundry list: -I have a property that has been sitting vacant for over three weeks with nothing started to get it rent ready. -I had to call and message repeatedly to get information on the inspection of that vacant property. Their recommendations to fix up the property were a joke. The tenant left it in bad condition, and the work is extensive, but Poplar was recommending "filling nail holes and touching up paint". In actuality, it's close to a rehab, so I had to look at the property and give them the list of what actually needs to be done. Poplar agreed, but nothing has been done. -I requested an inspection of another property in advance of the lease renewal. I've called and messaged. The renewal was now a month ago. No report, although I've heard one exists. -A lease renewal has been pending with tenants for more than a month. The current lease expires in 8 days. I messaged. They deleted the message. No return phone calls. -The local office of Solutions 4 Real Estate was still theoretically handling Poplar's operations locally. They're clueless as to what's going on. Their broker told me "you know what I know." Great. -They've sent distributions with no notice, so you just stumble across it in your bank account. -Their help center seems clueless about real estate management. I was speaking with a rep about the reserves for my property. He asked me what "reserves" were. I'm out.
Friday 8/18/23 about 9:30pm my water…
Friday 8/18/23 about 9:30pm my water was turned off due to an outside water leak. I had a rude awakening Saturday morning with a house full of family that was visiting and NO WATER. I had to shower at another family members house, I also had to purchase gallons of water and still NO follow up from POPLAR HOMES with any of my issues/concerns. Last week 8/14/23 I submitted several maintenance requests for several different issues, I also received the email confirmation that my requests had been received and scheduled all for the same day/time. Needless to say, NO ONE ever came, called, texted, or emailed to address the home maintenance issues. I had to contact plumbers which was now afterhours as well as after hour rates but at this time I was already without water 24 hours and had to pay the $800 plumbing fee. Back in 1/2023 Poplar Homes took over the property I currently reside at. April Homes contacted me via email as her introduction soon after the text messages followed pressuring me to leave her an OUSTANDING Google Review, so I did! Since then, I have had several issues, and she is never available to assist me #WorstRepresentativeEver! To this day I have continued to text and email all my pictures and receipts to THREE different poplar homes email address AND CAN YOU BELIEVE NO ONE HAS YET TO CONTACT ME!!!! I hope the owners of this property review this so they can be aware of the HORRIBLE CUSTOMER SERVICE this company provides!
Extremely Disappointing Property Management Experience
I had the unfortunate experience of dealing with Poplar Homes, and I must say that it has been nothing short of disappointing. This property management company has proven to be completely unresponsive and incredibly difficult to work with. From the very beginning, it was clear that communication was not their strong suit. Whether it was trying to get answers to simple questions or addressing urgent concerns, getting any sort of response from them was really hard. It's shocking how a company in this industry could have such a blatant disregard for their clients' needs. A good property management company should make your life easier, not add unnecessary stress and frustration. Unfortunately, Poplar Homes falls far short of this standard. I wouldn't recommend them to anyone who values their time. In conclusion, if you're considering working with Poplar Homes for your property management needs, I strongly advise against it. Save yourself the headache and look elsewhere for a company that actually values their clients and knows how to provide professional service.
Extremely Frustrating Experience with Poplar Homes
Looks like i am not he only one... I regret to say that my experience with Poplar Homes has been nothing short of a nightmare. I've encountered one issue after another, and I can no longer stay silent about the incompetence and lack of accountability that I've witnessed. To begin with, my property is only two years old, yet it feels like a constant cycle of repairs and maintenance requests. It's baffling how frequently something breaks down, leaving me inconvenienced and frustrated. One would expect a newer property to have fewer issues, but it seems like this is one of their revenue model. However, what's even more infuriating is the lack of responsiveness from the property manager. It's as if my concerns fall on deaf ears. Despite multiple attempts to get in touch regarding urgent matters, I've received little to no communication in return. This level of negligence is unacceptable, especially when I'm paying close to 8% rent amount. What truly takes the cake is the baffling way in which charges are justified. I questioned why I was being charged for a maintenance issue that clearly stated in the handyman's notes: "After removing the GFCI from the box I discovered that the feed on the line side was not attached to the terminal on the GFCI.” when I raised this concern, the property manager's response was that it falls under "landlord maintenance charge." It's astounding how they can twist situations to place the financial burden on landlord since they have the control of finances. In a desperate attempt to find some resolution, I reached out to the customer service team, assuming that they might provide some clarity or assistance. However, I was met with yet another dead end. According to them, only the property manager has the authority to address these issues, and there's apparently no way to escalate concerns beyond them. This leaves me completely helpless and trapped in a cycle of incompetence and disregard for their rights as paying customers. To summarize, my experience with Poplar Home has been a series of letdowns, mismanagement, and a complete disregard for Landlord/customer (because of whom they are earning) satisfaction. I would strongly advise anyone considering renting through this company to think twice not twice actually 100 times. The lack of accountability, responsiveness, and ethical business practices are beyond disappointing and have made my experience a truly regrettable decision.
Stay Far Away
This is worst company I have ever worked with. I let them manage my property and it was a nightmare. Once I remove them from managing it, They did not stop harassing my tenants with email and mails about late fee and non rent payment , which is wrong. My tenants were paying me rent and living happy. This poplar company is very bad. There is no one to talk to properly, they do not respond to emails. They even send my tenants mail threatening legal action. I am in the process of taking legal action against this company. Do not rent or lease or let them manage your property. They are nightmare !!!!!
Poplar is a mess, stay far away!
Jennifer was very nice when locking in our contract. However, a year later when we were hoping to extend our lease by one month to avoid challenges with moving out while kids were still in school and other conflicts, Jennifer stated that one month extensions were not legal in the state of WA and was not willing to discuss it with us at all. She wasn't even willing to get on the phone to talk about it and hear us out. She emailed and said "You are moving out at the end of the month and we will not be discussing this further." Then, after move out, she and Poplar homes would not respond to any of our emails to try and clarify details about the inspection and our refund. Then when the refund arrived and was short by $230 we emailed several times in a span of two weeks and Jennifer would not respond with any information, not even a confirmation that our email was received. I have been trying to call in to Poplar's accounting department all week and keep getting hung up on or mis-routed, or put on hold for 30 minutes at a time. All the while, Jennifer is on the email thread and is not willing to take 10 seconds to communicate back to let us know what the status is. I think she is a terrible agent and would recommend staying far away from her and Poplar homes.
