They give the owners to much leverage. Poplar is managing the rental property on their behalf, so the owner should only have a say so in, whether or not they agree to allow a tenant to renew a lease. But Poplar allows the owners to determine the renewal increase amount, which in our case our owners want to go up $300 for another year lease which is ridiculous. Poplar should determine the increase rates based on each states guidelines. Otherwise they have not been too bad to deal with.

This company is THE WORST

This company is THE WORST! Poplar purchased a management company that I used for over 10 years. Immediately things went downhill fast. Their accounting is confusing on owner statements and full of errors. You can't get straight answers from them and you will get charged fees for 11+ months when you remove properties from management. Unresponsive and unprofessional. DO NOT USE THIS COMPANY.

Poplar is a disaster

Poplar is a disaster. If you are looking to rent, go anywhere else. If you are an owner, DO NOT sign up with them. If you are a vendor, do not do any work for them. I am an owner, and they ignored our tenant. When a plumber (Poplar bought the management company which had actually helped the tenant) tried to get paid, Poplar ghosted him, but kept the rent they had withheld from me for the payment! They still owe me thousands, have replied to just two of my many efforts to contact them with promises which were not kept. This has been going on for months. If you are currently with them as a renter: good luck. If you are currently with them as an owner: immediately have your tenant start sending you the rent and start looking for a new company. Once a problem arose for us, it was already too late. And, yes, things were indeed always able to get worse with Poplar.

My new tenants were moving on September…

My new tenants were moving on September 15 2023 (San Diego )I decided on sep 7/ to check the condo myself I knew how irresponsible is that company I called them in number that I had They gave me a code to open lock box but there were no lock box on the door and the door was unlocked I got in I was afraid if someone is inside !!I called a friend join me to get in condo together I was afraid !!!! I called poplar / onerent number right away they said some one will contact me in few hours !!!after two hours finally someone called me back he did not know what to do he was located In Philippine?? And time zone was different !! They said some one would take care of issue shortly but nobody checked the condo !!!the door was unlocked untill new tenants moved in on September 15/ nobody gave them walk through …. Everything was a big mess ! And keep continuing .. finally I terminated my contract I think they owe me all fees that I paid them to manage my property ….

Really really terrible

Really really terrible. I terminated service to my rental properties. Different departments kept contacting me, and I have now told 3 different people that I had terminated their service. Inside company communication is nonexistent. They changed the locks on my property to do a service call. Really inefficient.

Poplar Homes is a terrible company

Poplar Homes is a terrible property management company. I only give them 1 star, because they do not allow 0 stars. If you ever hire them, they will not cooperate when you cancel their services. They have terrible customer service and should not be allowed to manage people's properties. I work for a property management company, HCM Property Management, and I have never talked negatively about another property management company. However, my repeated negative experiences with Poplar Homes compels me to leave a negative review. Our client, a homeowner of 16 properties, terminated his management agreement with Poplar Homes in late August. For the last 30+ days, both the owner and HCM Property Management have repeatedly asked Poplar Homes to provide the information for the 16 properties that Poplar Homes has sole possession of, including the leases, lease renewals, active work orders, tenant contact information (phone, email), tenant ledgers, etc.), and other relevant information. Again, Poplar Homes has the sole possession of all this information; they have never shared it with the owner. Exchanging such information is a normal transaction that competing property managers conduct, since the outgoing property manager solely maintains such information. Both the owner and HCM Property Management have emailed Poplar homes on numerous occasions requesting the information, to no avail. HCM talked on the phone to 5 separate representatives from Poplar Homes, including an Escalation Specialist, and none of them have any knowledge regarding how to transfer the information. During the phone conversations, HCM Property Management had repeatedly requested to be transferred to the representative's manager, but they refused and hung up the phone. My experience with Poplar Home's customer service is the worst customer service I have ever encountered in any industry. It is now the 10th of October and none of our client's tenants know that HCM Property Management is their new property manager because Poplar Homes has intentionally failed to provide the contact information of the tenants. (HCM has posted Notices on the doors of each of the properties and mailed each of the properties the information about HCM taking over the management of the properties, to no avail. The Notices are not addressed to any specific individual, as they probably appear to be suspicious and/or SPAM.) Be forewarned, Poplar Homes is a terrible company. DO NOT HIRE THEM.

Scam Call Tactics to Get Business

Three days ago I listed my condo on Zillow to rent. I got a call today through Zillow from who I thought was a perspective renter. Instead I was met by a Popular Homes employee who did not immediately disclose who he worked for but instead asked about the unit and if I had accepted any applications thus far. He came across as a buyers agent preparing to set up a viewing. It wasn't till the end of the call that he let me know his true intention was to be the listing agent for me instead of doing it myself. The utter lack of transparency and honesty is startling and I am not surprised the ratings are what they are at. Can't even begin to imagine what it would be like to actually use them for property management. Stay Away!!!

ABSOLUTE ZERO

ABSOLUTE ZERO. I lived in an apartment under Radius Realty, which was purchased by Poplar Homes. I was kicked out of my apartment (under my name) by an abusive partner. I learned about the change a couple months after and also learned that my abusive ex decided to move in his new gf under my name. Now I am suffering 10fold because the property was under MY NAME now someone else is there and not on the lease. I have been calling every couple weeks for months asking for resolve, but the last lady (just now) I spoke to told me she can't transfer me to anyone because it has to go through review... It has been going through review since I first called months ago, in spring. Please tell me why. Advice for others, do not ever go through either of these companies. They will screw you over and try to spin you around through different people who claim "they can't do anything, and can't transfer you." I want to talk to someone higher up, but these employees refuse because they're told they "can't."

I wish there was a zero rating

I wish there was a zero to rate the performance of this company. They never return phone calls, they have inaccurate information in the app, they do not make their rent disbursements on time, and they are not accountable for their horrible service.
