WORST LETTING AGENTS EVER
If I could give them 0 I would they are THE WORST LETTING AGENTS EVER they don't give a damn about their tenants, they make constant mistakes that can be avoided, are not competent at their jobs at all and they're thieves they take your money and do whatever they can not to give it back including making up lies. Never just accept anything they say at face value and challenge them on everything. Literal worst letting agents I've ever had to use. Disgusting behaviour ignoring tenant pleas for help and covering up landlords illegal doings. Currently reporting them to the council for the treatment I've received. As useful as a chocolate teapot the lot of you.

Tracey at Belvoir Kirkcaldy was absolutely amazing with us on helping us to get our new family home. She was always in contact keeping us updated. Would 110% recommend to anyone as we have had a fantastic property & a fantastic estate agent to help us with everything.
From Start to end, an awful experience
There aren’t always options when you’re renting to go with a well reviewed estate agent. So I write to provide some advice when renting with Belvoir. When you move in, take EXTENSIVE videos and pictures of the property. We were asked to provide evidence at the end of the tenancy for: - A burn mark on the floor - A broken shower door - A painted patch in the bathroom That were all present before we moved in. 2 of these were luckily in their own inventory (which they didn’t check for some reason) and we had photos otherwise to prove. When we moved into this property we were told it was furnished (including mattresses), however a few days prior to the start of our lease we were told that we would have to find our own mattresses. They pushed back the start of our tenancy to fit new carpets and paint (the property was a state prior to us moving in.) However, when we started renting, none of the work had been done. We found a second washing machine dumped in our living room, our actual washing machine was broken, the fridge had mould in the drawers and broken shelves, the wardrobes and dining table and chairs were broken and the electricity meter didn’t work. We continuously pushed to get these fixed but Belvoir were extremely slow to reply, preferring to call instead of reply to our emails - presumably so there was little trail on paper. Try and get as much as you can in an email chain for later evidence. They seem to have no internal system that logs previous problems in properties, and although we were told the tenant before us lost most of their deposit, they seemingly had no idea what they had been charged for so attempted to push this on us. Keep as much of a trail as you can and you will thank yourself come the end of the tenancy.

Rude unhelpful and incompetent!
I arranged a viewing with them two weeks ago and they cancelled last minute as I was sitting on the train there having already paid for a ticket. I later received an email saying the same property was taking viewings again. I arranged another viewing for today. I specifically asked the agent I spoke to to let me know ASAP if the viewing was cancelled as I would be getting a train there and had wasted money and a journey two weeks ago. She said that was no problem and sent me a confirmation email. I received a second confirmation email yesterday evening and then took the train up again this morning. I waited at the property and no one showed up. I called the Belvoir Lettings team and the property manager answered. He told me the lettings team had all gone out to lunch and were unavailable but that they had cancelled all viewings for that day. They had made no attempt to inform me of this. I then complained that I had just wasted another journey and another train ticket for absolutely no reason. The property manager seemed completely disinterested and quite sarcastically and rudely informed me that unless I wanted a quote on a boiler repair, he couldn't help me. He then suggested I "go cry about it on Trustpilot" which is exactly what I'm doing. Thanks for nothing!

Belvior Belfast Ormeau Road
Belvior Belfast Ormeau Road made me jump through endless hoops for a rental property I was interested in. Two applications, a pre and post with various required references and many many documents from myself and guarantor later my lease agreement comes through in an email the day before I’m meant to pick up the house keys. However, 20 minutes later I receive another email saying the document has been cancelled. I call to ask what’s going on, I get told the lease agreement length has now been edited and changed from 1 year to 6 months. I’m not happy with this but I don’t make a big deal of it. I get my guarantor to sign the new lease, I sign and I submit it. I go for lunch and get a 1 sentence email when I returned “we have been asked not to proceed with the tendency from the landlord, kind regards.” Apparently the landlord at the last minute decided he wanted to sell! No apologies from either Belvior or the landlord for the severe waste of my time and effort to appease them, no offer to help find a new place now that they cancelled the agreement A DAY BEFORE! Avoid them at all costs!
Professional and Considerate
The team here, specifically Karen and Allanna are the best. No job is too big or too small and they always handle every issue with honesty and consideration. I have been with Belvoir, Swale for years and they are fantastic at what they do. As a property management team they really do a fantastic and professional job. I highly recommend them.
