I only wish i could rate it 0 stars. Absolutely diabolical service, never responds to emails and then withholds deposits from students for issues that were there before they arrived and wont discuss them at all.

We let our student property through the Leicester Branch. The office was understaffed. Those they did have lacked knowledge and experience. We've ended up with a foreign student as one of our tenants who doesn't even have a UK bank account to pay the rent. Didn't find out until Belvoir's fee was paid and the documentation provided. So many mistakes which resulted in the Tenancy Agreement having to be re-issued. Took them months to get the tenancy "over the line" because they failed to keep on top of anything. We are very experienced landlords. Heaven help those who are not. BEWARE.

Wednesfield branch and whole Wolverhampton area

From start to finish worst experience and worst company to deal with. Not professional in the slightest, Falsified documents from the very beginning of my tenancy, allowed their clerk into my property without consent after my tenancy agreement had been signed and begun. Stacey Robertson repeatedly sends sarcastic emails and is the definition of unprofessional. The only person who has been ok to deal with and agreeable to any extent was Michael.

Worst agent I have encountered in 15…

Worst agent I have encountered in 15 years as a landlord. Leicester Branch are hopeless. Extremely shoddy management. For example, they didn't action a Gas Safety certificate for SIX MONTHS. It is illegal to not have a valid cert in place with tenants in a property. They only arranged the check when I noticed and alerted them. Blamed tenants for their inaction. Same excuse....they don't pick up the phone. Simply untrue and tenants provided evidence that they do reply to emails. I complained about poor management several times and had to pay over 350 pounds to get rid of them due to a breakout clause in the contract. So if you do use this awful company, read the contract carefully! No receipt ever provided despite several requests. They threatened me with CCJ and court action over something that was paid weeks ago. Accused my tenants of calling them saying I threatened them. Totally false and my tenants provided a statement saying they did nothing of the sort. They also ignored maintenance requests by them which I only found about when I took over my property. They compromised their safety by not carrying out gas checks on time. As they were managing my property I had no choice but to ask them to sell it even though I was unhappy. They took FIVE WEEKS to put it on the market and were rude when I asked them why it was taking so long. There were issues which I won't detail here and in the end I got fed up and told them to stop. A 2 bed house was being marketed as a 1 bed flat. They couldn't do anything. And they were charging me a lot of money for such a shoddy service. They were hopeless. They didn't care about anything. They were incompetent. I cannot recall anything positive from them and they were informed about my dissatisfaction verbally and in writing many times. They just ignored that. I would not recommend this company at all and I have evidence to back up every statement in this review. My experience relates to Leicester branch of this franchise. The senior property manager in the Leicester branch is totally unable to either manage property or sell property. She was rude to me and I was a paying client, not someone who was annoyed over a failed viewing. I was paying for a service and they did not give me a half decent service. It was rubbish quality and I have not detailed everything here. They really don't deserve a single star but there is no option for that.

Dirty Apartment

Moved into our new apartment and it hadn't been cleaned, many items were broken, and it's taken them over a week to tell us how to access bin collection. Really shocking customer service and lack of organisation

Absolutely awful

Absolutely awful. Really rude, only care about getting you signed on to a property and once they've started getting the money rolling in all of a sudden the customer service ceases. Avoid at all costs

I was lucky enough to have Paul Griffin as my property manager. He was extremely professional, friendly and helpful. Would recommend!

The worst agent

The worst agent, they try to shift the responsibility 24/7 and deduct the deposit without any sensible reason. Horrible charges and unfair treatment for Asian tenants. We can’t make any joint agreement even though we have provided evidence and clauses of the contract. When we moved out, we kept most areas in the same state of cleanliness as shown in pics, but they still charged me £440 (btw just two hours of cleaning, and it doesn’t look like a professional one). Do not ever choose them for letting!

The estate agent showing me the house…

The estate agent showing me the house was patient and made suggestions about how aspects in the house could be altered to suit my needs. Unfortunately I had to decide that the property needed more alteration and disruption than I was prepared to put up with.
