Totally Incompetent
Incompetent, ineffective, indifferent, illiterate, inconsistent and inconsiderate. I can’t warn other landlords sufficiently. I have suffered this company for long enough. Their staff turnover is incomparable. Impossible to communicate with and incredibly unreliable. I have just sacked them as my managing agent in Manchester Central and yet they still don’t get the message. Belvoir is both a Landlord’s bad dream and a Tenant’s nightmare in equal quantity. Avoid them like the plague. Have I used enough ‘I’s I wonder?
My experience of Belvoir Harrogate…
My experience of Belvoir Harrogate wasnt great. Some of the office staff were nice, but I experienced no accountability and what I consider to be a complete lack of care from management. Conditions private tenants are supposed to live in, for quite a reasonable rent, can be appalling. When issues around environmental health were raised, they didn’t seem interested. I raised this issue to the group Chairman, who did at least respond, indicating that he would pass the matter onto the CEO. I have heard nothing since. It’s interesting that Belvoir is a franchise model, but when I asked basic ‘standards’ and branch governance questions, no answers were forthcoming. There needs to be some reform / inspection of the standards of private lettings. Because it’s an expensive area, it seems that tenants can expect to pay £1400+ and perhaps simply ‘put up’ with poor conditions. At the end of my tenancy they simply didn’t seem to want to know in regards to my trying to ensure no one else had to live like I did. In my opinion, there hasn’t actually been much / any improvement, in regards to lettings (and particularly letting agents) regulation. They just do not appear care. If they don’t, then who does? Property ombudsman - UK ALA - where are you?
I rented out my property in Manchester…
I rented out my property in Manchester through Beldoir. They did not process the rent until the day before it was due again. This was such an issue I had to get the tenant to pay 6 months rent upfront. They are supposed to send a video of the condition of the property every six months. They failed to do this. The tenant moved out having caused thousands of pounds worth of damage to the property. Beldoir have just asked him to pay 250 pounds. He is refusing to pay for a professional clean. I paid for a professional clean in the beginning so each tenant should pay for a clean. My husband is a plumber and is fixing all the damage himself. Beldoir ignore landlords when they call saying they are short staffed. This is by far the worst company I have ever dealt with. In fact I really don't understand how it is still in business. Do not use this company under any circumstances or you will regret it.

I would give them minus stars if I could. The whole service from start to finish has been absolutely appalling. Taking it right back to the beginning me and my partner had a viewing by Alex which seemed pleasant enough at the time ( we were so wrong) and we held the property as soon as we left the viewing and oh was that a mistake. That’s where it went downhill. Collecting the keys on that first day was worrying and a recipe for disaster. We walked into belvoir and we were not identified we were not given entry packs, welcome packs whatever they want to call it anyone could have collected the keys, if I was a landlord I would have been concerned for the safety of my property. My partner and I were full of dread driving up to the house on the first day (many reasons why) and that is not how anyone should feel on what’s supposed to be an exciting day. Continuing on, we’ve had countless phone calls and emails the whole tenancy (instigated by us, are you surprised) for countless issues for example not receiving paperwork, issues with the property (which STILL aren’t rectified) etc. Now half of the blame is the landlord and I totally understand however we were told that the landlord was selling and he changed his mind several times so enough was enough and we decided to help him and move out (because we are good easy tenants that have left the property in a better way we found it) anyway. We needed to find a new place and we needed a reference from belvoir, now a lady called penny had taken over now (strange) and she nearly had our referencing fail by stupid mistakes therefore losing our holding deposit on a new house. Once due to the landlords being indecisive once due to belvoirs awful work. They’ve turned up ill-equipped for smoke inspections , they’ve missed house inspections without notifying us, the list goes on. I won’t go into much more detail however what I will say is do your research on your company’s! My partner and I were excited young people and it was our first house and oh was that excitement robbed from us. Moral of the story do your research and be extremely careful. They may aswell pay my family’s phone bill and petrol bill how many times my mother in law has driven to YOUR office asking for penny or Alex. Zero customer service skills from every member of staff! We have been nothing but good, clean & PAYING tenants. I wouldn’t even use these again if the house was free! Oh yes did I mention as-well they gave out personal details of ours without our permission. Don’t understand how this company still stands with the other reviews aswell. They’re just lucky I’m not doing a formal complaint to an area manager! How we’ve been treated is utterly disgusting and we’ve payed for the privilege!!!! Nothing is done without a problem I am mortified. No words.

Scumbags, common as dirt. I went all the way across Manchester for a purchase hour and they didn't show up. They didn't answer the phone and ignored my message and email. I hope a seller finds out and goes in their office and...

As per a lot of the other reviews another awful experience. I booked a viewing with Moe and asked if anyone viewed the property before me how it would work if they offered. She promised me everyone would be able to view said property they would then take in offers and send to the landlord. Today my viewing was cancelled before I could see the property. Not only did they lie the customer service when phoning to understand was awful. Kept trying to pass blame and not give any support - AVOID

Do not trust these people!! They have lied to the landlord and also lied to my potential future landlord with untrue statements whilst breaching Data protection laws.
LANDLORDS BEWARE
LANDLORDS BEWARE, high fees, they also charge an annual fee for ‘regulation checks called a property passport’on top of their monthly fees (£120 plus VAT). When you want to cancel the contract because of these fees, not only do they charge one months rent plus VAT they tried to say that it was 3 months notice to cancel. My lawyer looked at the contract and was able to cancel immediately but still had to buy myself out of the contract. NEVER AGAIN!
