Landlord beware

If you are a landlord, proceed with caution. We had our flat with them for 12 years and the service has got to a point where we are now taking legal action against them. They took money from our rent to pay tradesmen and have failed to provide invoices for the work - 8 months have elapsed, no invoice. They have also deducted money for payments for Council Tax payments which we know nothing about, we did not ask them to pay it either. They are now failing to provide proof of payment and Louise Bullimore (Finance) has ignored all emails requesting proof of payment. Letter before action sent and complaint lodged with the Property Ombudsman. When you call, they pass you from pillar to post and when your property manager leaves and a new one arrives, they know nothing about the current issues and wash their hands of the poor service as they are new. Shocking service from all.

Unprofessional & Anxiety inducing Experience.

The amount of stress this company has created in my life is beyond anything. The Belvoir Wolverhampton branch dealt with my tenancy and it was an experience I do not wish to go through ever again. False promises, complaints falling on deaf ears, customer service that instills anxiety and fear. I would not recommend this business to anyone.

Be prepared

Be prepared to pester.we were letting a property through belvoir for a few years and every time we had a problem with the property and needed to get in contact it would take ages to hear any response from them let alone any action. One of our favourites was when our shower developed a leak that was directly over the kitchen light and we were told to not use the shower untill it was sorted (would be acceptable if it wasn't 8 weeks to get it sorted to a poor standard) many other things they wouldn't even bother to respond to unless we emailed them daily in order to be a big enough nuisance to warrant a reply. belvoir Ipswich is such a joke that when it came to look for a new property seeing one rented through them it was an immediate turn off. Avoid like the plague

An excellent all round service!

We’ve had a couple of properties let through Belvoir for a number of years, one of the managed by the Belvoir team. We found Belvoir to be very efficient snd competitive and above all a real please to deal with. They have a wonderful personal approach whilst maintaining a professional stance. Thoroughly recommend them.

A nightmare to us.....

This review is about our experience in Belvoir Southsea branch. We reported different issues that need to be fixed during our tenancy but the agency failed to do anything as they said that they could not do anything without confirmation from the landlord. We lived in a flat with leaky rooftop for eight months... We had a dispute at the end of tenancy. We paid for professional cleaning after moving out and the flat is definitely better than when we moved in. The flat was actually dirty with moulds, cracked tiles and broken cupboard when we moved in. When we asked for return of full deposit, the tenancy manager Emma accused us of damaging the defrosting freezer and caused leakage to the flat downstair and she just claimed that she has been advised by the owner downstair and the landlord that the leak was caused by our defrosting freezer without any solid evidence and intended to charge us for causing the water damage. Not only until we insisted to have proof, Emma got a contractor to attend for inspection and finally confirmed that the leak was due to something else. At least finally she tried to help to resolve the issue but still this incident has caused lots of emotional distress to us. We have been good tenants throughout the tenancy and we were so upset and angry to be falsely accused.... Originally I gave one star but another star may be for Emma who was trying to help to resolve....

Belvoir King's Lynn ...horrible . its BEWARE not belvoir

Belvoir King's Lynn : There are tons of issues but due to word limit I will just tell grave issues. I gave my newly refurbished property in a shining clean state .I went away with peace of mind that they will take care of my house but they failed to fulfill their obligations and returned my house in an utter mess. They then did inspection where they failed to assess the state of property again and reported it was "clean and tidy" which was an absolute lie and I found out on end of tenancy that house was full of mould, dirt, dust , grease and stains everything which I hope you will agree that it can not happen in a da, please see pictures There was a leak in the bathroom and despite the fact that they knew that I had home emergency cover they sent their own contractor and charged me huge fee while blaming my property construction and not accepting the fact that it might be mistreated by tenants . Due to this issue because I knew my property was not being looked after and they were putting everything on me while being rude, intimidating and lack of response by not responding to my calls and emails for many days I asked them to serve the notice and hand me the property back .On this they created huge stress for me by saying that they were busy to serve the notice and don't have time to write , they will do when they could but they did find time to write lengthy email to me that law favours tenants? Ultimately property was vacated .I advised them to ensure house is in the same state as I gave and this was in the tenancy agreement as well .They sent me check out list where house was in a bad shape with dirty oven and missing trays.They then agreed deposit deduction and tenants were charged with £200 for cleaning which Belvoir's had. They handed me over the property on 19/2/22 (4 days later) after apparent cleaning for £200 cost . When I entered the property it was a mess .Please see the pictures attached. I spoke to them and they said they will send the contractor to review.I showed to him .He only cleaned the oven and left by saying that people have different standards of cleaning and my standard was high . I sent Belvoir pictures of dirty house but nothing happened.While cleaning I realised that freezer drawers were broken which they failed to check .They then tried to convince me that nothing can be done as my fridge might be old which was brand new only a year old at the time of tenancy.After spending more time by writing emails , calls etc they ultimately agreed with tenants to pay tor the damage. After this all mess I asked them to show me the tenants references which they had at the time of tenancy but they failed to respond.Tenants rented another property and I was never asked for reference and I suspect Belvoir's must have helped them by giving references to gain money as now I was not doing business with them so their favours were even more from where money could come . A day later after cleaning i thought to shower and as soon as I started there was a huge leak through the shower and I had to call home emergency team .They told me that the shower seal was wrongly done (done by Belvoir contractor) .I tried to call but he refused to respond to my multiple calls and request .I requested Belvoir and kept requesting whole day ultimately they sent another person who said it was sorted but it was not .I then had to call another person and paid to get it sorted.On the top of this Belvoir then sent me an invoice for their "work" which I refused to pay. They provided wrong dates to energy providers.I contacted tenants and belvoir's with no help and this issue is still being investigated. As It has been a hectic time so I could not go outside in the garden until later only to realise that the outside was an utter mess with hanging nests and mould everywhere which I have yet to clean I did formal complaint and in response to complaint there was no apology but further blames so it will now go to consumer court. I will not recommend them in a million years unless you want to destroy your property.
