I wish I could give a zero star rating. This is for the Birmingham Central branch. Appalling service, staff are rude, liars and incompetent. They made excuse after excuse upon check out and wouldn't give me my £500 deposit back. Basically they stole it from me! The woman who lived in the property before me said they did the exact same thing to her. I wonder how much money they've made from withholding deposits? The property was a dump when I moved in, I decorated throughout, had new lino and carpet fitted and they tried to said I left the property in disrepair, I was absolutely heart broken. I don't know how you sleep at night Lying thieves!

If I could give no stars, I would have. Worst letting agency I've ever used. They'll let you live in a damp house that literally rains indoors, yet they'll be useless in helping the tenants get any justice. Never ever using them again
If you can, take your business elsewhere
This is regarding the lettings team at the Hitchin branch. Belvoir’s tenancy contracts have greedy, predatory clauses in that try to lock you into annual rent increases. If you can, fight this, get it removed, go elsewhere. They moved us (8.5 months pregnant) into a house that had not been “professionally cleaned” at all. This was 6 months into the pandemic and these cowboys moved us into a dirty house with urine-stained toilets (the outsides!), grease patches all over kitchen surfaces and a lingering smell of body odour. Either them or the owners had left lots of sticky air fresheners around the house to mask how bad it was. Without asking for consent, they fed our personal information to some third party utility marketing service called Ittria; we sign-up for internet using their link, Bevloir get a kick-back. Talk about greedy, not missing an opportunity to make a few coins. The inventory clerk they used in both our check-in and check-out needs looking into; I found him on Companies House with the manager of Belvoir Hitchin as directors of another lettings company. Smells like a conflict of interest to hire your friend/business partner to carry-out your inventories. The inventory report the clerk generated was unreadable; rushed, hard-to-read with extremely low resolution photos. Staff at Belvoir seemed unable (unwilling?) to send the full resolution report through, due to e-mail file attachment size, which is fair, but if they’re doing this routinely for lettings, perhaps they should invest in a cloud solution that would allow them to share the un-compressed report, rather than disadvantage the the tenant with such low resolution photos that cannot really be used effectively for fighting your case at any point. The check-out report was conducted by the same clerk, again with extremely low resolution photos. They tried to use the above report to bilk us out of ~£200 at check-out. We agreed to some of the charges but many were just them throwing poo to see what stuck. I sent them all of the photos I'd taken at a decent resolution when we got the keys, as well as screen shots from their own check-in report and they backed-down. They shirk safety responsibility for defective white goods, saying that they’re ours, despite them being clearly on the inventory a week before we moved in. They routinely avoid emails, never cover the work of anyone whilst they’re on annual leave, hardly ever return calls and never send promised emails unless chased. If you have the choice, run a mile from these incompetent cowboys; nobody expects much from letting agents, but these guys are truly outstanding at being inept.
Couldn’t have cared less
Belvoir Kettering were selling the house we bought and we wouldn’t go to them to sell it ourselves. They didn’t tell us if they were off work/ill (and no out of office on emails) and we couldn’t get in contact with them easily. When we picked up the keys they couldn’t have cared less. Weren’t very patient with us when something was going wrong with our buyers. Hardly interacted with them at all but when we did it was poor quality service.
Disgraceful
Disgraceful, money orientated sham of a company! Moved into a property was not made aware of there being a mould problem and was not sent the inventory report until 2 weeks ago. A short while after living here we reported the mould problem we was ignored for 5 months only then all our complaint started to get answered with unprofessional excuses our mail went into the junk box ect… despite having other ways to communicate with the landlord. When we finally got a response despite many attempts to get it sorted sooner we have over £1500 of damaged goods. The landlord response was there was no mould in the property before you moved in the estate agency despite having the inventory and it being highlighted to then it states on the inventory there was mould did nothing to help us. We was asked if we would leave the property within 2 days with no offer of compensation. Belvoir would rather kick a heavily pregnant woman and her 17 month old on the street a few weeks before Christmas than dispute our argument to the landlord and help us! I feel belvoir are a very greedy and corrupt company and should be avoided at all costs! Since the mould I have been having regular asthma attacks and my overall mental health has been negatively impacted. I am concerned for the health of my little girl and unborn child. I have obtained accommodation elsewhere in the new year it was highly unreasonable and insensitive to expect me to move within two days! We had to end our tenancy early due to the issues with the landlord and belvoir accepted. I feel the staff have been rude and insensitive. I even contacted the CEO for some help on the situation and was ignored! I informed Tamara of colchester belvoir I was going to be contacting and she said she would contact him to let him know now not even having a response feels very unfair that she did this: I feel belvoir have been very quick to act now that I have not been able to pay my final rent on time due to financial hardship having to replace mine and my daughters essentials if only they dealt with our issue so efficiently we would not be in this situation. Belvoir have ignored my distressing situation and I feel they are being very difficult on purpose. Belvoir asked for me and my daughter to leave the property so they could do viewings I explained I had no where to go and did not want to take my daughter in the cold so they could do block viewings also whilst my belongings are there I would like to be present. Belvoir did not find this reasonable so I asked for the viewings to wait until I had vacated the property. Belvoir and the landlord finally fitted a new extractor fan to the bathroom 2 weeks ago and wanted to do some more works however after the way we have been treated I asked if further works could be carried out when I vacate the property in two weeks as I would like to spend Christmas with my daughter with no further disruptions. Due to all the stress I have had a rupture with my baby and belvoir have not been at all understanding and feels like they are doing all they can to make this even more stressful for me. I feel belvoir have been very biased and have intentionally mis advertised the property to myself. I feel very bullied by this company and I would not like this to happen to others.

I would recommend Belvoir Lettings Coventry Central. They provided fast response and hassle free service to us. No doubt I will visit again if needed.
Belvoir Portsmouth & Southsea
This Belvoir branch in Portsmouth & Southsea were managing several of our flats but now they are managing NONE. They are INCOMPETENT and the WORST residential managing agents we have ever used in our 96 years of operating. Belvoir NEVER inspected our flats in several years. Belvoir withheld information. Belvoir breached the management agreement. Belvoir don’t care about the landlord or tenant, they just want their fee. We caught Belvoir NEGLECTING their management responsibilities and lying to both tenant and landlord. Belvoir are NOT RESPONSIVE to emails and phone calls and their front office is run by untrained inexperienced staff with limited knowledge in managing property such as Emma, Yvonne and Helen. The directors are not hands on in the business and they will not contact you when there is a problem. The strange thing is we used Belvoir to sell one of our flats earlier this year and we found Joseph and Spencer great to deal with, however their management department are complete shambles. Conclusion: Don't use them for lettings or management, only for selling based on our experience.
Terrible and stressful experience renting with Belvoir Wolverhampton.
I rented through Belvoir/Goodchilds Wolverhampton for almost 9 years, and as I have now bought the property I was renting I am so glad to be free of them! I had a terrible experience with them, and the service and responses I received from them during this period (2012-2021) was extremely poor! There isn't enough space here for me to post my full review so you can understand what I experienced, so please check it out in full on the Allagents website, under Belvoir Wolverhampton. I was a good tenant for almost 9 years. I never missed any rent or bill payment. I looked after the property as best I could and the property received no refurbishment in that time. I estimate I paid about £50,000 in rent. Belvoir’s customer service and the way they treated me as a tenant was appalling. The majority of their team have no customer service skills, and their lack of knowledge is also worrying. Their poor response times coupled with inept replies only make for a terrible and very stressful experience. They will never apologise for their errors, and they will never support you when it’s clear there is a problem the Landlord needs to resolve. There are pictures of the bathroom in my property that I was promised would be refurbished (and read the full review on Allagents) before being told the bathroom was fine and if I wasn't happy I could vacate the property. The bath was only 3/4 size, there was an issue when the hot water tap ran creating a loud noise, meaning you couldn't run a bath (no proper shower either) and they even left me without a flushing toilet because the cistern parts were so old. I was even accused of breaking it at one point. All they are interested in is keeping the Landlord happy. I honestly don’t know how they get away with it. I genuinely feel sorry for people who have no choice but to rent through them, like I did. I am just so glad that I was able to buy and no longer have any ties with Belvoir.

I found selling my property a breeze through Belvoir. From Jeff doing the valuation right through to Carly who seemed to make everything simple. Everything went smoothly with our sale, Carly was very helpful every step of the way to get our move done and kept us updated all the way through and always responded in a great timely manner. We had a few challenges on the way but Carly was always at the end of the phone or email to help us and would always chase anything I needed. I would definitely recommend Carly and the team. Dayna was also great selling the house for us as well. I would not hesitate in recommending Belvoir for all your property requirements.
