Belvoir Kettering deny responsibility

I am in respite care atm, some weeks ago belvoir lettings facilitated a gas inspection at my rental flat in my absence. The gas central heating was left running at 30° until this Saturday when my Brother and his wife discovered it. Belvoir claim their agent insured the heating was off on the day of the inspection, which I believe is not true to fact. I was forced into a rental agreement with these people when my new landlord chose them. I would NOT recommend them to anyone

I had booked a viewing for today…

I had booked a viewing for today 7/9/2024 in Ipswich,paid 200 pounds to renew the place i am staying only for the viewing,went to the adrress where the flat was and nobody showed up.I called the agency and they told me that the viewings was cancelled cause the house was already rented it.When i told them that they had to inform me earlier for this cause i paid money to stay in Ipswich only for this reason the lady i spoke told me that they sent me a mail or message which i didn't receive and she can only apologise. Stay away cause as you see they are totally unprofessionals.

Incompetence personified

I am the guarantor for my friend’s kids and even just as a guarantor i have had terrible experience with them. They pretend to be award winning, but are the least possible competent people in that business… the person i spoke with tried to talk her way out of it, using posh talk and pretending she knew what she was talking about but when i really made my case she was speechless and did not know what to say. As the guarantor. Should have gotten the moving in inspection report. Even after requesting it twice i still have not got it… called again and they said “all the guarantors got it”. Well no!! This the THE estate agent to avoid if you are in brighton!

I was employed by belvior watton for a few weeks and had to leave for unfortunate circumstances and due to lack of child care being a single mum. They have refused to pay me and now ignoring me?! Absolutely disgusting behaviour strongly advise to never go near the company!!!

Belvior Wrexham Branch

Belvior Wrexham Branch - took £85 from the deposit to clean some curtains as there was little bit of cat hair on the bottom of them. For the same replacement was £40 for brand new. We had paid for bulk collection from the local council due to the damp in the property which caused mould to grown in the living room furnishings. The skirting board had began to rot away due to the damp (this was an ongoing issue for over 12 months nothing sorted). There was a big damp patch on the outside of the property which was raised but they confirmed that they won’t fix until it damages the inside. Ruan their employee has been rude in the phone calls and emails. We have now had to ask him to stop contacting us as due to his attitude. We have done everything we can. The contract (tenancy) July 27th and deposit has been returned so there is no reason for them to continue with the harassment.

Belvoir York - bad experience

This review is for Belvoir York. Initial good impression from Charlotte, the daughter in this mother-daughter team. Unfortunately, that was the only good impression. The rest of the tenancy was marred with disrespect and vaguely threatening language from her mother, Claire regarding gas appointments and inspections that they arranged without asking if they were convenient, in addition to attempting to make us feel awkward for wanting to be present during such visits. I don't know many people who are ok with strangers having access to your house without being present. Quote from three separate emails: "Please note that if we are not able to access the property for the arranged appointment, a charge may be incurred for a repeat visit." According to the Tenants Fees Act 2019, missed appointment fees do not count as a default fee that landlords or agents can charge even if such fees are mentioned in a tenancy agreement as contract terms do not trump law. Then, when there was water leaking into the bedroom through poorly sealed windows, I dared follow up with Claire to receive the following in a long email lecturing me: "As I’m sure you’re appreciate, we are the agent and need authorisation from the owners before we can arrange any works that cost money. The owners have asked their contractor to attend and see if they can identify the problem, they then need to feed back to the owner who will in turn feed back to us and we can pass that over to you. With multiple properties and maintenance issues, we wouldn’t have time to email regularly to say there isn’t any feedback yet. Therefore we can only reply when we have something to tell you." So funny that she had time to write a long email to inform me she COULDN'T REPLY but no time to respond to previous follow-up emails regarding necessary repairs during a rainy season. So funny that I shouldn't have any expectation of promptness from either agent or landlady when it comes to necessary repairs because I'm just a lowly tenant and God forbid something cost the landlady MONEY (the very same landlady who owned most of the village we lived in). And upon the end of a tenancy, even though legally they cannot require a professional clean, they skirt around it by saying the place needs to be cleaned to a professional standard. We left the place very clean and took photos as well, as the sad truth is that in the UK, landlords and agents deserve their poor reputations as unethical, condescending, and money hungry who look down at tenants even though those tenants are the ones paying rent to the landlord, ultimately paying for the agents' services! Then, when we moved out over three months ago, she and the landlady (who lived two doors down and whose son lived next door) did a nitpicking and petty check-out without giving us the option to be present (surprise, surprise), citing things like cobwebs (perhaps due to the many entryways and holes in the actual structure of the building) and when following up on when we could get our deposit back, Claire mentioned damages not on the check-out report. The check-in report was done by Claire and the check-out report did not have like-for-like photos, more like blurry zoomed in ones. I cannot imagine that an agent who is being paid by the landlord would do the same job as an impartial third-party checkout company who is a member of AIIC. We opened a dispute with DPS many weeks ago to which they have not yet responded, presumably because they are so busy and important. It's been three months since we moved out, and according to DPS, there's no deadline to respond unless we file a statutory declaration, which we will. Letting agents like those at Belvoir York count on unsuspecting tenants who often do not know their rights in order to intimidate them regarding access and to make dishonest deductions from deposits. We are lucky in that we do not need the disputed amount but I feel for tenants who have no choice but to accept unfair deductions and poor treatment because they need whatever they can get back as quickly as possible.  With the rental housing market the way it is, it's unfortunate that prospective tenants can't always avoid letting agencies like Belvoir York.

Awful company to rent from

Awful company to rent from. Barely gave any deposit back despite the act I replaced all three rooms with brand new carpets and paint. Charged me for ridiculous things that weren't justifiable at all and scammed me out a deposit. Would never use again and the other bad reviews are completely valid. Do not rent from this company!

I have just sold my house through Belvoir Basingstoke and have been delighted by the service, in particular with Emily, who kept in touch almost every week, explained what was happening, what needed to be done etc. The would highly recommend Belvoir Basingstoke, but Especially Emily.
